Aveley Settlement Agent

Your settlement, handled from offer to keys

Aveley lies roughly 25 km north-east of the Perth CBD, within the Swan Valley. An accepted offer in Aveley is the start of the settlement process, not the end of it, and the weeks that follow are where the detail matters.

Our office is roughly 33 km to the south-west. Home appointments are usually workable, and remote settlements are just as straightforward.

Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Aveley. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

How local property shapes the settlement process

Aveley sits in the semi-rural belt on Perth’s eastern edge, where blocks are bigger, outbuildings are common and properties are sometimes used for more than just living in.

That affects settlement in practical ways: bigger parcels can carry easements and access arrangements, water supply is not always a scheme connection, and where land has been used for a business or for production, the duty and GST treatment can differ from a straightforward home purchase. All of that is better sorted early.

In practice, we start with the title and the plan, confirm exactly what land is included, and put the enquiries to the shire and the water authority in writing. Where the answers raise something, you will hear it from us while the contract still has conditions attached.

The work that comes across our desk most often here:

  • larger parcels, sometimes more than one lot on a single title
  • water supply arrangements, including bores, tanks and licences
  • sheds, outbuildings and structures added over time
  • duty and GST treatment where land has been used for a business or production
  • easements, access arrangements and boundary questions on rural-residential blocks

Neighbouring areas we work in include settlement agent Belhus, Ellenbrook, The Vines, Upper Swan and Millendon.

Behind the scenes of your settlement

Settlement is a process with a fixed date and a lot of moving parts. That means searching the title and any restrictions on it, arranging for anything that should not remain on the title to be removed, obtaining rates, water and strata figures, preparing the settlement statement and transfer documents, arranging duty, completing settlement and notifying the authorities of the change of ownership.

Rates, water and strata levies are adjusted at settlement, so a buyer reimburses the seller for the portion of the year already paid. It surprises people, so we set it out clearly in the settlement statement rather than leaving it as a line item.

Settlement in WA is now conducted electronically, which means no one drives across town with bank cheques. We complete it online and let you know the moment it is through.

What we can help you with

The services we are asked for most, in and beyond the standard transfer:

  • Home settlements – Transfers of established houses, duplexes, townhouses and villa strata, for buyers and for sellers.
  • Vacant land settlements – Land purchases and sales, including contracts that are conditional on the title issuing.
  • Title searches – Shelley can search a title and explain what is registered against it before you commit.
  • Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
  • Buying – Everything from the accepted offer through to registration of your name on the title.

Not sure which of these applies to your situation? Call and describe the property, and we will tell you what is involved.

Working with us from Aveley

Aveley is roughly 33 km from our Myaree office, which is comfortably within reach for a home appointment. We can come to you, including on weekends, to sign documentation and complete the verification of identity check that sellers need.

Just as often, clients here prefer to do the whole thing by phone and email, and that works perfectly well. Documents can be sent, explained over the phone and signed electronically, and settlement itself is completed online, so there is nothing to attend. Whichever suits you better, call Shelley on 0428 336 878 and we will set it up.

We offer cost-effective and stress-free settlement

We are licensed in all aspects of conveyancing in Western Australia. Other services that we offer:

What buyers and sellers ask us most

I am buying acreage near Aveley. Is settlement different?

The principles are the same, but there is more to check. Water supply arrangements, easements and access, outbuildings, and how the land has been used all need looking at, and where a property has been used commercially the duty and GST position can differ.

Who tells the council and Water Corporation about the change of ownership?

We do, as part of the settlement. You do not need to contact them yourself, although you will want to arrange your own connections for power, gas and internet.

Can I use a settlement agent if there is no real estate agent involved?

Yes. Private sales are common and we handle them regularly. Without an agent in the middle, having the contract and the paperwork done properly matters more, not less.

Don’t have time to get to an office?

Our services include Aveley home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
