Your Ellenbrook Settlement Agent
Choosing a settlement agent in Ellenbrook
Sitting roughly 35 km north-east of our Myaree office, Ellenbrook is part of the Swan Valley. An accepted offer feels like the finish line, but for the conveyancing it is really the starting gun.
Settlement agents in Western Australia have to be licensed, and they work under a code of conduct set by the state. That is us. It also means we are upfront about our limits: we are not lawyers, and we will say when a question should go to one.
Ellenbrook is a fair way from Myaree, but home appointments can often be arranged. Ring to check availability, or we can run it by phone.

Reading the title on a Ellenbrook property
Around Ellenbrook you get everything from new estates to lifestyle blocks and smallholdings. A brand-new house-and-land deal and a five-acre property with sheds are both conveyancing jobs, just very different ones.
- What you can do on the land is a council question, so ask the council before you sign
- Larger lots can be on more than one title
- New estates sit next to older rural properties, so no two sales look alike
- A settlement statement that sets out the final figures before the day
- Lodgement with Landgate through electronic settlement

What happens between the Ellenbrook contract and the keys
Settlement is not quite the end of a Ellenbrook sale. Afterwards the change of ownership needs to reach the council and the Water Corporation, along with the State Revenue side, so future accounts go to the right person.
We look after those notifications as part of the job and confirm with you once settlement is through, so you can collect or hand over the keys.
Settlements we handle for Ellenbrook property
Most of our Ellenbrook work is straightforward home sales and purchases, but not all of it:
- Vacant land settlements
- Strata settlements, including strata information and levy adjustments
- Private sales, where there is no real estate agent involved
- Survivorship applications when a joint owner has passed away
- Transfers under court orders following a separation
- Title searches
- Lodgement of documents with Landgate

Ellenbrook settlement agent questions
What are adjustments?
Rates, water and strata levies are often paid ahead. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on. It is all set out in your settlement statement.
I am buying a strata property in Ellenbrook. What is different?
Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.
When is transfer duty paid?
Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Ellenbrook settlement.
Is Ellenbrook too far for a home visit?
Not necessarily. Visits out to Ellenbrook can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
