From signed contract to settled in Yuna

Yuna is part of the Chapman Valley area in the Mid West. We are based in Myaree, roughly 430 km away, and we look after regional settlements like this one without you ever needing to visit.

In WA the person running your settlement is usually a licensed settlement agent, also called a conveyancer, or a lawyer. We are the former. We prepare and check the settlement documents, handle the figures and lodge with Landgate, and if anything needs legal advice we will recommend you get it.

You do not need to visit us from Yuna. The settlement is electronic and the paperwork can be sorted by phone, email and post. Call 0428 336 878 to discuss.

Regional Yuna property, explained

The Chapman Valley area is farming country, with townsite blocks in the middle and larger rural holdings around them. Farm sales can involve several titles at once, plus plant, equipment and water arrangements that need spelling out in the contract.

  • Farm sales can involve several titles, all of which need to settle together
  • Plant, equipment and water arrangements should be spelled out in the contract
  • Townsite blocks and rural land settle differently, so we confirm which you have first
  • Title searched and any issues raised early, not the week before settlement
  • Rates, water and any strata levies adjusted so each side pays only their share

How a Yuna settlement runs

One of the first things we do on any Yuna file is search the title. It tells us who the registered owner is and what else is recorded against the land, such as a mortgage, caveat, easement or notification.

Most of it is routine. When it is not, finding out in week one rather than the week before settlement gives everyone time to deal with it.

Your Yuna settlement questions answered

I am buying a strata property in Yuna. What is different?

Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.

When is transfer duty paid?

Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Yuna settlement.

The owner has died and the property was held as joint tenants. What happens?

The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.

Do I need to come to Perth to sign anything?

No. For a Yuna property we send you the documents and talk you through them by phone. Settlement itself is electronic, so nobody needs to attend.
