Wooroloo Settlement Agent

Your settlement, handled from offer to keys

Wooroloo sits within the Perth Hills, roughly 45 km east of the Perth CBD. An accepted offer in Wooroloo is the start of the settlement process, not the end of it, and the weeks that follow are where the detail matters.

We are based in Myaree, roughly 54 km to the south-west, so we look after clients out here by phone, email and electronic document signing. Call and we will explain the process.

Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Wooroloo. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

Settling Wooroloo property: the local picture

Around Wooroloo the lots are generally bigger and the ground steeper than on the plain, and that changes what has to be checked before settlement rather than what the house looks like.

Because of that, we take more time over the searches on a Wooroloo transfer. Not everything on a hills title is a problem, but the ones that are tend to be much cheaper to deal with before settlement than after.

None of it is difficult when it is done in the right order and early enough. The properties that cause trouble are almost always the ones where nobody looked at the title until settlement week.

The work that comes across our desk most often here:

  • title searches on larger and irregular parcels, including access and rights of carriageway
  • easements, encumbrances and notifications registered against hills titles
  • checking that sheds, workshops and other structures line up with the approvals held
  • shire rates and emergency services levy adjustments at settlement
  • properties on onsite wastewater rather than a scheme sewer connection

The same applies in the surrounding suburbs: settlement agent Bailup, Beechina, Chidlow, Gorrie and Gidgegannup.

The paperwork, explained

Most of what a settlement agent does happens quietly in the background, which is exactly how it should feel. That means searching the title and any restrictions on it, arranging for anything that should not remain on the title to be removed, obtaining rates, water and strata figures, preparing the settlement statement and transfer documents, arranging duty, completing settlement and notifying the authorities of the change of ownership.

Sellers need to complete a verification of identity check before a transfer can be registered. It is quick, but it has to be done by someone authorised, and leaving it to the last week creates unnecessary pressure.

Because settlements are completed electronically in WA, where you live in relation to our office makes no difference to how your settlement is handled.

Working with us from Wooroloo

We are in Myaree, roughly roughly 54 km from Wooroloo, and we settle property across Western Australia rather than only in our own corner of it. For clients out this way that means everything is done by phone, email and electronic document signing, with verification of identity arranged in a way that does not require an office visit.

Settlement is completed electronically, so nobody attends in person and the distance makes no difference to the outcome. If you would like to talk it through before committing, call Shelley on 0428 336 878 and we will explain the process for your situation.

We offer cost-effective and stress-free settlement

Quick answers for buyers and sellers

What should I check on the title of a hills property?

More than you would on a standard suburban block. Access arrangements, easements, rights of carriageway and any notifications registered against the land all matter on larger hills parcels. We search the title and explain what is on it in plain terms before you are committed.

Can you act for me if I am selling and buying at the same time?

Yes, and it is common. Where a sale and a purchase are linked, the two settlements need to be coordinated carefully, which is easier when one agent is running both.

Do I pay transfer duty before settlement?

Not with us. We arrange stamping through State Revenue Online, so duty is dealt with as part of the settlement rather than needing to be paid beforehand.

Don’t have time to get to an office?

Our services include Wooroloo home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
