Once the contract of sale is received into our office you will receive a welcome letter along, with an Authority to Act from Jacaranda Settlements.
If the Contract is subject to finance approval we will notify you as soon as the approval letter is received and forward your unconditional settlement documentation for signing, or we can arrange an at home visit to help you through the process.
Please attend to the signing of your Bank documentation to ensure settlement is not delayed.
Ensure all Special Conditions are met, ie:
- Timber Pest Report
- Building Report
Jacaranda Settlements attend to the change of ownership with The State Revenue Department, Local Council and Water Corporation.
Once all documentation is signed and your Bank is ready, we will book settlement and advise you immediately. We then ask that you arrange a Pre-settlement inspection of the property with your Real Estate Agent, this should be completed within 5 days of settlement date.
Prior to settlement you will receive a final settlement statement showing the adjustment of rates and taxes advising final settlement figures.
You will be notified immediately once settlement has gone through so you can arrange to collect the keys.
