Settlement Agent Shelley
Your settlement, handled from offer to keys
Located about 9 km south of the Perth CBD, Shelley forms part of Perth’s southern suburbs. When a property goes under offer, someone has to search the title, deal with the rates and water, arrange duty and get the transfer registered. That is our job.
We are based in Myaree, about 7 km to the west, and home appointments are part of the service.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Shelley. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

The local detail behind your settlement
Suburbs like Shelley sit in Perth’s middle ring, where the original blocks have gradually been developed and the titles now show a mix of original green title and newer survey-strata lots.
That mix is why we do not treat any two Shelley settlements as identical. An original green-title home, a rear survey-strata lot and a villa in a small group all settle differently, and the checks that matter change with each.
Settlements we regularly handle around here include:
- subdivided lots being sold individually
- established green-title transfers
- survey-strata rear lots and shared driveway arrangements
- villa and townhouse strata settlements, including levy adjustments
- rates, water and levy adjustments calculated to the settlement date
So we front-load the work. Searches and enquiries go out as soon as we have the contract, which leaves room to deal with anything unexpected long before settlement day.
We settle property across this pocket of Perth, including conveyancing in Rossmoyne, Willetton, Wilson, Parkwood and Ferndale.
Who does what once your offer is accepted
A settlement agent takes over once the offer is accepted and carries the transaction through to registration. That means searching the title and any restrictions on it, arranging for anything that should not remain on the title to be removed, obtaining rates, water and strata figures, preparing the settlement statement and transfer documents, arranging duty, completing settlement and notifying the authorities of the change of ownership.
Where a strata company is involved, request the information the day the contract is signed. It comes from a third party, it takes as long as it takes, and it is the most common cause of a late settlement.
Because settlements are completed electronically in WA, where you live in relation to our office makes no difference to how your settlement is handled.

Common questions from clients
Can you tell me what is registered against a property before I make an offer?
Yes. A title search is inexpensive and quick, and it will show ownership, encumbrances and any notifications. It is a sensible first step if anything about the property is unclear.
What happens if the other side is not ready on settlement day?
It happens, and the contract usually deals with it, including interest for the delay. The important thing is that you tell us as soon as you know, because a problem raised early can normally be worked around.
What does a settlement agent cost for a Shelley property?
Our fee depends on the property and what the transaction involves, so we quote before you commit. Ask for a quote and you will get a clear figure rather than an estimate that moves later.
Don’t have time to get to an office?
Our services include Shelley home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
