Settlement Agent Seville Grove
Your settlement, handled from offer to keys
Part of Perth’s south-eastern suburbs, Seville Grove sits roughly 25 km south-east of the Perth CBD. Once an offer on a Seville Grove property is accepted, the transaction moves from the real estate agent to a settlement agent, and that is where we come in.
Our office is roughly 20 km to the north-west. Home appointments are usually workable, and remote settlements are just as straightforward.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Seville Grove. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

The local detail behind your settlement
Seville Grove is an established Perth suburb, and its settlement work reflects that: mostly straightforward transfers of established homes, with subdivision and rear-lot activity in the pockets where blocks allow it.
In practice, most Seville Grove settlements come down to doing the routine work well: searching the title, checking for anything registered against it, obtaining the rates, water and any strata figures, arranging duty and having everything ready before settlement day rather than on it.
Settlements we regularly handle around here include:
- subdivided lots being sold individually
- established green-title transfers
- survey-strata rear lots and shared driveway arrangements
- villa and townhouse strata settlements, including levy adjustments
- rates, water and levy adjustments calculated to the settlement date
None of this is complicated, but all of it is time sensitive. Most settlements that run late do so because something was requested a fortnight later than it should have been, not because the transaction was difficult.
Neighbouring areas we work in include Kelmscott settlements, Haynes, Camillo, Armadale and Champion Lakes.
The work behind a settlement that runs on time
Once a contract is signed, a series of searches, enquiries and payments have to happen in the right order. The list is long: title searches, enquiries to the council and Water Corporation, strata information where relevant, verification of identity, preparation of the transfer, duty assessment, settlement figures, settlement itself, then notification to the authorities and registration at Landgate.
If settlement is going to be late, the contract usually has something to say about it, including interest. Telling us early gives us room to sort it out; telling us on the day does not.
You will not need to attend settlement. It is completed electronically, which is now the standard process in Western Australia, and we confirm the outcome with you straight away.
Settlement services we provide
The services we are asked for most, in and beyond the standard transfer:
- Green title and strata title subdivision – Settlements on newly created lots, including subdivision work.
- Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
- Buying – Everything from the accepted offer through to registration of your name on the title.
- Title searches – Shelley can search a title and explain what is registered against it before you commit.
- Transfer duty through State Revenue Online – We arrange stamping, so duty does not need to be paid before settlement.
- Application by survivorship – Transferring a property into the surviving owner’s name.
- Court order transfers – Transfers arising from a separation or family court order.
If what you need is not on that list, ask anyway. Most property questions have a straightforward answer, and it costs nothing to find out.
Distance is not a problem
From our Myaree office it is about roughly 20 km to Seville Grove, so a home appointment is usually straightforward to arrange, weekends included. That covers signing the documentation and the verification of identity check required of sellers.
If it is easier, the entire settlement can be handled remotely instead, by phone, email and electronic signing, with nothing for you to attend on settlement day. Call Shelley on 0428 336 878 to talk through which works better for you.

Quick answers before you call
Can you tell me what is registered against a property before I make an offer?
Yes. A title search is inexpensive and quick, and it will show ownership, encumbrances and any notifications. It is a sensible first step if anything about the property is unclear.
How long does settlement take?
The settlement date is set in the contract rather than by us, and in Western Australia it is commonly somewhere between 30 and 60 days from an accepted offer. We work backwards from that date, and we will tell you early if anything threatens it.
Who tells the council and Water Corporation about the change of ownership?
We do, as part of the settlement. You do not need to contact them yourself, although you will want to arrange your own connections for power, gas and internet.
Don’t have time to get to an office?
Our services include Seville Grove home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
