What your Port Kennedy settlement agent does
Port Kennedy is roughly 40 km south of our Myaree office, in Perth’s southern suburbs. Whether you have just had an offer accepted or you are about to put the house on the market, the conveyancing is what gets you from a signed contract to a registered change of ownership.
WA does things slightly differently to the eastern states. Conveyancing here is done by licensed settlement agents or by lawyers, and settlement agents work under the Settlement Agents Act 1981 and a code of conduct. We are licensed, and we will tell you when a question is really one for a lawyer.
Port Kennedy is a long way from Myaree, but distance makes very little difference to a settlement these days. We can handle most of it by phone and email, so give us a call to discuss your sale or purchase.

Local Port Kennedy property, local paperwork
Port Kennedy is a growth area, so a lot of what we see is house-and-land packages, vacant lots and first homes. With new land the big thing to know is that settlement cannot happen until the title has been issued.
- First home buyer duty concessions may apply, depending on eligibility under RevenueWA’s rules
- New vacant lots cannot settle until their title has been issued
- Off-the-plan contracts often include a sunset clause, so read it before you sign
- A settlement statement that sets out the final figures before the day
- Lodgement with Landgate through electronic settlement

Port Kennedy settlement, step by step
One thing that confuses a lot of Port Kennedy buyers and sellers is adjustments. Council rates, water and strata levies are often paid ahead for a period. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on.
Those figures all come together in the settlement statement, which you see before the day. If something looks off, ask us. We would rather explain it twice than have you sign something you do not follow.

Settlement agent FAQs for Port Kennedy
Can one settlement agent act for both the buyer and seller?
Only if both parties are given a written disclosure and consent. Many Port Kennedy buyers and sellers prefer to have their own settlement agent.
What are adjustments?
Rates, water and strata levies are often paid ahead. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on. It is all set out in your settlement statement.
I am buying a strata property in Port Kennedy. What is different?
Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.
Can a Myaree settlement agent handle a Port Kennedy property?
Yes. WA settlements are completed electronically, so the distance from our office matters very little. Most of the work can be done by phone and email. Ring 0428 336 878 to talk it through.
