Settlement Agent Peron

Peron settlements without the jargon

Buying or selling in Peron? The suburb is roughly 30 km south-west of our Myaree office, in Perth’s southern suburbs, and like everywhere in WA the conveyancing starts the moment the offer and acceptance is signed.

WA does things slightly differently to the eastern states. Conveyancing here is done by licensed settlement agents or by lawyers, and settlement agents work under the Settlement Agents Act 1981 and a code of conduct. We are licensed, and we will tell you when a question is really one for a lawyer.

Want to meet in person? Call first and we will let you know if a visit to Peron works for the dates you need. Otherwise phone and email do the job.

Peron titles, strata and everything in between

Close to the coast, Peron has a real mix: older homes on decent blocks, newer builds where something older was knocked down, and apartments and villas within reach of the beach. That mix matters, because a strata unit settles quite differently to a green title house.

  • Large amounts moving at settlement are exactly what payment redirection scammers target, so bank details get confirmed by phone
  • Apartments and villas near the beach are usually strata, so the strata company’s information needs to come in early
  • Older lots split into two or three often sit on survey-strata titles with shared driveways
  • Seller identity checks sorted well before settlement
  • Strata information requested as soon as the contract is signed

The Peron settlement timeline

When you buy in Peron, your deposit is normally held in a trust account until settlement rather than going straight to the seller. Settlement agents in WA must keep client money in a statutory trust account, and those accounts have to be audited.

At settlement the deposit and the balance of the price go to the seller, less anything owed to their bank, and we confirm the numbers with you before the day.

Settlement agent FAQs for Peron

What are adjustments?

Rates, water and strata levies are often paid ahead. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on. It is all set out in your settlement statement.

I am buying a strata property in Peron. What is different?

Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.

When is transfer duty paid?

Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Peron settlement.

Is Peron too far for a home visit?

Not necessarily. Visits out to Peron can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
