Settlement Agent Orange Grove
Orange Grove settlements without the jargon
Buying or selling in Orange Grove? The suburb is roughly 20 km east of our Myaree office, in Perth’s south-eastern suburbs, and like everywhere in WA the conveyancing starts the moment the offer and acceptance is signed.
WA does things slightly differently to the eastern states. Conveyancing here is done by licensed settlement agents or by lawyers, and settlement agents work under the Settlement Agents Act 1981 and a code of conduct. We are licensed, and we will tell you when a question is really one for a lawyer.
You are close to our office, so you can drop in, have us come to you, or handle the whole thing by phone. Your call.

Orange Grove titles, strata and everything in between
Orange Grove is a settled, established suburb: older brick-and-tile homes, plenty of blocks split into duplex or triplex sites, and villa and townhouse complexes. Lots of those are strata or survey-strata, which changes what needs doing.
- Subdivided rear lots often share a driveway, which shows up on the title
- Long-held homes sometimes need a survivorship application before they can be sold
- If there is a tenant, the contract needs to deal with that
- Rates, water and any strata levies adjusted so each side pays only their share
- A settlement statement that sets out the final figures before the day

The Orange Grove settlement timeline
When you buy in Orange Grove, your deposit is normally held in a trust account until settlement rather than going straight to the seller. Settlement agents in WA must keep client money in a statutory trust account, and those accounts have to be audited.
At settlement the deposit and the balance of the price go to the seller, less anything owed to their bank, and we confirm the numbers with you before the day.

Settlement agent FAQs for Orange Grove
Is conveyancing the same as settlement in WA?
Pretty much. In WA the work is usually called settlement and is done by licensed settlement agents, who are also known as conveyancers, or by lawyers. We are a licensed settlement agent handling Orange Grove property.
Do I have to attend settlement?
No. Transfers and mortgages in WA generally have to be lodged electronically, so settlement is completed online and you do not need to attend. We let you know once your Orange Grove settlement has gone through.
Is there a cooling-off period when I buy in Orange Grove?
Generally, no. Once a WA property contract is signed there is no cooling-off period unless one has been added as a special condition, so be sure before you sign.
Will my settlement agent come out to Orange Grove?
In most cases, yes. Orange Grove is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
