Your Menora Settlement Agent
Choosing a settlement agent in Menora
We look after property settlements right across Perth’s inner suburbs, and Menora, roughly 15 km north of our Myaree office, is one we know well from the paperwork side. The contract sets the deadlines. Our job is to meet them.
Settlement agents in Western Australia have to be licensed, and they work under a code of conduct set by the state. That is us. It also means we are upfront about our limits: we are not lawyers, and we will say when a question should go to one.
We are only a short drive away, so if you would rather sit down and go through the documents at home or at work, we can do that.

Reading the title on a Menora property
Menora has a lot of older housing, and older homes usually come with older titles. Over the decades blocks get subdivided, easements get added and the odd caveat appears. It is all normal, but it needs reading.
- Apartments and older flats are strata, so levies, special levies and by-laws all come into it
- Character and heritage questions belong with the council, and are worth checking before you sign
- Long-held homes sometimes need a survivorship application before they can be sold
- If there is a tenant, the contract needs to deal with that
- Seller identity checks sorted well before settlement

What happens between the Menora contract and the keys
Settlement is not quite the end of a Menora sale. Afterwards the change of ownership needs to reach the council and the Water Corporation, along with the State Revenue side, so future accounts go to the right person.
We look after those notifications as part of the job and confirm with you once settlement is through, so you can collect or hand over the keys.

Menora settlement agent questions
Will I get a quote before I commit?
Yes. Settlement agents must give you a written costs disclosure before they are appointed. Request a quote and we will set it out for your Menora property.
Is conveyancing the same as settlement in WA?
Pretty much. In WA the work is usually called settlement and is done by licensed settlement agents, who are also known as conveyancers, or by lawyers. We are a licensed settlement agent handling Menora property.
Do I have to attend settlement?
No. Transfers and mortgages in WA generally have to be lodged electronically, so settlement is completed online and you do not need to attend. We let you know once your Menora settlement has gone through.
Will my settlement agent come out to Menora?
In most cases, yes. Menora is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
