Choosing a settlement agent in Malaga
Sitting roughly 20 km north of our Myaree office, Malaga is part of Perth’s northern suburbs. An accepted offer feels like the finish line, but for the conveyancing it is really the starting gun.
Settlement agents in Western Australia have to be licensed, and they work under a code of conduct set by the state. That is us. It also means we are upfront about our limits: we are not lawyers, and we will say when a question should go to one.
Malaga is a fair way from Myaree, but home appointments can often be arranged. Ring to check availability, or we can run it by phone.

Reading the title on a Malaga property
Malaga is a settled, established suburb: older brick-and-tile homes, plenty of blocks split into duplex or triplex sites, and villa and townhouse complexes. Lots of those are strata or survey-strata, which changes what needs doing.
- Villa and townhouse complexes are usually strata, so the strata information needs to come in early
- Subdivided rear lots often share a driveway, which shows up on the title
- Long-held homes sometimes need a survivorship application before they can be sold
- Regular updates so you are not left wondering where things are at
- Bank details confirmed by phone, never changed on the strength of an email

What happens between the Malaga contract and the keys
Settlement is not quite the end of a Malaga sale. Afterwards the change of ownership needs to reach the council and the Water Corporation, along with the State Revenue side, so future accounts go to the right person.
We look after those notifications as part of the job and confirm with you once settlement is through, so you can collect or hand over the keys.
Settlements we handle for Malaga property
Most of our Malaga work is straightforward home sales and purchases, but not all of it:
- Transfers under court orders following a separation
- Title searches
- Lodgement of documents with Landgate
- Green title and strata title subdivision settlements
- Transfer duty arranged through State Revenue Online as part of the settlement
- Settlements for houses, duplexes, townhouses and villa strata, for buyers and sellers
- Vacant land settlements

Malaga settlement agent questions
What are adjustments?
Rates, water and strata levies are often paid ahead. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on. It is all set out in your settlement statement.
I am buying a strata property in Malaga. What is different?
Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.
When is transfer duty paid?
Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Malaga settlement.
Is Malaga too far for a home visit?
Not necessarily. Visits out to Malaga can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
