From signed contract to settled in Maida Vale
Maida Vale is roughly 20 km north-east of our Myaree office, in Perth’s eastern suburbs. Whether you have just had an offer accepted or you are about to put the house on the market, the conveyancing is what gets you from a signed contract to a registered change of ownership.
In WA the person running your settlement is usually a licensed settlement agent, also called a conveyancer, or a lawyer. We are the former. We prepare and check the settlement documents, handle the figures and lodge with Landgate, and if anything needs legal advice we will recommend you get it.
We can often get out to Maida Vale to sign documents with you, so call and we will see what works. Phone and email are always an option too.

How a Maida Vale settlement runs
One of the first things we do on any Maida Vale file is search the title. It tells us who the registered owner is and what else is recorded against the land, such as a mortgage, caveat, easement or notification.
Most of it is routine. When it is not, finding out in week one rather than the week before settlement gives everyone time to deal with it.

Your Maida Vale settlement questions answered
The owner has died and the property was held as joint tenants. What happens?
The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.
I am buying vacant land off the plan in Maida Vale. When does it settle?
Off-the-plan land can only settle after its certificate of title is issued. Check the sunset clause in your contract, and make sure your deposit is held in a trust account.
Someone emailed new bank details for my settlement. What should I do?
Stop and call. Confirm the details using a phone number you already know, not one in the email. We never change our bank details by email.
Is Maida Vale too far for a home visit?
Not necessarily. Visits out to Maida Vale can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
