From signed contract to settled in Lesmurdie
Lesmurdie sits roughly 20 km east of our Myaree office, in the Perth Hills. Once the contract is signed there is a fair bit to organise before the property changes hands, and that is what we do.
In WA the person running your settlement is usually a licensed settlement agent, also called a conveyancer, or a lawyer. We are the former. We prepare and check the settlement documents, handle the figures and lodge with Landgate, and if anything needs legal advice we will recommend you get it.
We can often get out to Lesmurdie to sign documents with you, so call and we will see what works. Phone and email are always an option too.

What is behind a Lesmurdie sale
Property in Lesmurdie is a bit different to the flat suburbs. Larger blocks and semi-rural homes are common, and the contract often has more in it about what stays and what goes.
- Sheds, tanks and outbuildings should be clearly covered in the contract
- Some properties sit across more than one lot or title, which means more documents to line up
- It pays to have building inspections and insurance quotes sorted before your finance goes unconditional
- Rates, water and any strata levies adjusted so each side pays only their share
- A settlement statement that sets out the final figures before the day

How a Lesmurdie settlement runs
One of the first things we do on any Lesmurdie file is search the title. It tells us who the registered owner is and what else is recorded against the land, such as a mortgage, caveat, easement or notification.
Most of it is routine. When it is not, finding out in week one rather than the week before settlement gives everyone time to deal with it.

Your Lesmurdie settlement questions answered
Can one settlement agent act for both the buyer and seller?
Only if both parties are given a written disclosure and consent. Many Lesmurdie buyers and sellers prefer to have their own settlement agent.
What are adjustments?
Rates, water and strata levies are often paid ahead. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on. It is all set out in your settlement statement.
I am buying a strata property in Lesmurdie. What is different?
Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.
Is Lesmurdie too far for a home visit?
Not necessarily. Visits out to Lesmurdie can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
