Your Leeming Settlement Agent

Your Leeming settlement, handled properly

We look after property settlements right across Perth’s southern suburbs, and Leeming, about 6 km south-east of our Myaree office, is one we know well from the paperwork side. The contract sets the deadlines. Our job is to meet them.

You might hear the job called conveyancing, settlement or both. In WA it is done by licensed settlement agents (conveyancers) or lawyers. We are a licensed settlement agent, which means we handle the transfer and the settlement, and we point you to a lawyer when legal advice is needed.

We are only a short drive away, so if you would rather sit down and go through the documents at home or at work, we can do that.

Leeming property and what it means for your settlement

Around Leeming you will see original homes on bigger blocks next to newer builds on subdivided lots. A green title house and a strata villa down the street are both normal sales, but they settle differently.

  • Duplex and triplex sites can carry easements for shared services
  • Villa and townhouse complexes are usually strata, so the strata information needs to come in early
  • Subdivided rear lots often share a driveway, which shows up on the title
  • Title searched and any issues raised early, not the week before settlement
  • Rates, water and any strata levies adjusted so each side pays only their share

We also handle conveyancing around Leeming in Bull Creek settlement agent, Bateman, Murdoch, Brentwood and Winthrop.

Behind the scenes of a Leeming sale

Selling in Leeming? Your part is mostly signing things and keeping your bank informed. We look after the rest:

  • Verifying your identity and your authority to sell, which settlement agents must do before settlement
  • Liaising with your bank about discharging the mortgage
  • Working out the rates, water and levy adjustments
  • Confirming the funds and letting you know once settlement has gone through

How your Leeming settlement agent can help

We look after a range of Leeming property transactions, including:

  • Transfer duty arranged through State Revenue Online as part of the settlement
  • Settlements for houses, duplexes, townhouses and villa strata, for buyers and sellers
  • Vacant land settlements
  • Strata settlements, including strata information and levy adjustments
  • Private sales, where there is no real estate agent involved
  • Survivorship applications when a joint owner has passed away
  • Transfers under court orders following a separation

What Leeming buyers and sellers ask us

Can you give me legal advice about my contract?

We are settlement agents, not lawyers. If your Leeming contract raises something that needs legal advice, we will tell you and recommend you speak to a lawyer.

Who chooses the settlement agent?

You do. Buyers and sellers are each entitled to appoint a settlement agent or lawyer of their choice, and to change at any time. You do not have to use the one suggested by the real estate agent.

Can one settlement agent act for both the buyer and seller?

Only if both parties are given a written disclosure and consent. Many Leeming buyers and sellers prefer to have their own settlement agent.

Will my settlement agent come out to Leeming?

In most cases, yes. Leeming is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
