Kiara Settlement Agent

A settlement agent for Kiara buyers and sellers

Kiara is roughly 20 km north-east of our Myaree office. As part of Perth’s eastern suburbs it sees its share of sales every year, and every one of them needs someone to handle the title, the figures and the settlement itself.

A quick bit of WA background: here the people who handle conveyancing are licensed settlement agents (also known as conveyancers) or lawyers. Jacaranda Settlements is a licensed settlement agent. Where your situation calls for legal advice, we will recommend you get it rather than guess.

At this distance a home visit can often still be arranged. Give us a call to check, or handle most of it by phone and email.

The kinds of Kiara sales we settle

Kiara has a good spread of property types, from long-held family homes to strata villas. Long-held homes sometimes need title work, such as a survivorship application, before they can be sold.

  • Villa and townhouse complexes are usually strata, so the strata information needs to come in early
  • Subdivided rear lots often share a driveway, which shows up on the title
  • Long-held homes sometimes need a survivorship application before they can be sold
  • A settlement statement that sets out the final figures before the day
  • Lodgement with Landgate through electronic settlement

Neighbouring suburbs we cover include settlement agent for Lockridge, Beechboro, Bennett Springs, Guildford and Caversham.

What we do while you pack up in Kiara

Settlement day for a Kiara property is less dramatic than people expect. These days nobody needs to meet in an office. In WA, transfers and mortgages generally have to be lodged electronically, so the banks and settlement agents complete it online, the funds move, and the documents go to Landgate for registration.

Before that, we have done the searches, checked the figures and made sure every document is signed and ready. Afterwards, we confirm with you that it has gone through so you can sort out the keys.

Common questions about Kiara settlements

The owner has died and the property was held as joint tenants. What happens?

The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.

I am buying vacant land off the plan in Kiara. When does it settle?

Off-the-plan land can only settle after its certificate of title is issued. Check the sunset clause in your contract, and make sure your deposit is held in a trust account.

Someone emailed new bank details for my settlement. What should I do?

Stop and call. Confirm the details using a phone number you already know, not one in the email. We never change our bank details by email.

Is Kiara too far for a home visit?

Not necessarily. Visits out to Kiara can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
