Kensington Settlement Agent
Settlement agents in Kensington, explained simply
If your property is in Kensington, about 9 km north-east of our Myaree office, you are in Perth’s inner suburbs, which is an area we cover. Conveyancing is the part of the sale nobody sees, and it is the part that decides whether settlement day goes smoothly.
Settlement agents in Western Australia have to be licensed, and they work under a code of conduct set by the state. That is us. It also means we are upfront about our limits: we are not lawyers, and we will say when a question should go to one.
Being this close to the office means we can usually come to you to sign documents, weekends included. Or keep it all to phone and email if that suits you better.

What we see in Kensington settlements
Kensington has a lot of older housing, and older homes usually come with older titles. Over the decades blocks get subdivided, easements get added and the odd caveat appears. It is all normal, but it needs reading.
- Apartments and older flats are strata, so levies, special levies and by-laws all come into it
- Character and heritage questions belong with the council, and are worth checking before you sign
- Long-held homes sometimes need a survivorship application before they can be sold
- If there is a tenant, the contract needs to deal with that
- Regular updates so you are not left wondering where things are at

What to expect along the way in Kensington
Most delays on a Kensington settlement come from the same few places: bank documents signed late, strata information arriving slowly, or a special condition nobody followed up. We chase all three from day one.
The contract sets the settlement date and there can be penalties for missing it, so if anything changes on your side, tell us early and we will work out the options.
Settlements we handle for Kensington property
Most of our Kensington work is straightforward home sales and purchases, but not all of it:
- Lodgement of documents with Landgate
- Green title and strata title subdivision settlements
- Transfer duty arranged through State Revenue Online as part of the settlement
- Settlements for houses, duplexes, townhouses and villa strata, for buyers and sellers
- Vacant land settlements
- Strata settlements, including strata information and levy adjustments
- Private sales, where there is no real estate agent involved

Kensington settlement agent questions
When is transfer duty paid?
Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Kensington settlement.
The owner has died and the property was held as joint tenants. What happens?
The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.
I am buying vacant land off the plan in Kensington. When does it settle?
Off-the-plan land can only settle after its certificate of title is issued. Check the sunset clause in your contract, and make sure your deposit is held in a trust account.
Will my settlement agent come out to Kensington?
In most cases, yes. Kensington is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
