Your Helena Valley settlement, handled properly
We look after property settlements right across the Perth Hills, and Helena Valley, roughly 25 km north-east of our Myaree office, is one we know well from the paperwork side. The contract sets the deadlines. Our job is to meet them.
You might hear the job called conveyancing, settlement or both. In WA it is done by licensed settlement agents (conveyancers) or lawyers. We are a licensed settlement agent, which means we handle the transfer and the settlement, and we point you to a lawyer when legal advice is needed.
Helena Valley is a fair way from Myaree, but home appointments can often be arranged. Ring to check availability, or we can run it by phone.

Helena Valley property and what it means for your settlement
Helena Valley is hills country, so think larger lots, rural-residential properties and the odd property spread across more than one title. None of that is a problem, it just means there is more to check.
- Some properties sit across more than one lot or title, which means more documents to line up
- It pays to have building inspections and insurance quotes sorted before your finance goes unconditional
- Rates and water still get adjusted at settlement, just as they do anywhere else
- Lodgement with Landgate through electronic settlement
- Regular updates so you are not left wondering where things are at
We also handle conveyancing around Helena Valley in Boya, Greenmount, Darlington, Glen Forrest and Hovea.
Behind the scenes of a Helena Valley sale
Selling in Helena Valley? Your part is mostly signing things and keeping your bank informed. We look after the rest:
- Verifying your identity and your authority to sell, which settlement agents must do before settlement
- Liaising with your bank about discharging the mortgage
- Working out the rates, water and levy adjustments
- Confirming the funds and letting you know once settlement has gone through
How your Helena Valley settlement agent can help

- Private sales, where there is no real estate agent involved
- Survivorship applications when a joint owner has passed away
- Transfers under court orders following a separation
- Title searches

What Helena Valley buyers and sellers ask us
I am buying a strata property in Helena Valley. What is different?
Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.
When is transfer duty paid?
Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Helena Valley settlement.
The owner has died and the property was held as joint tenants. What happens?
The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.
Is Helena Valley too far for a home visit?
Not necessarily. Visits out to Helena Valley can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
