Choosing a settlement agent in Craigie
We look after property settlements right across Perth’s northern suburbs, and Craigie, roughly 30 km north of our Myaree office, is one we know well from the paperwork side. The contract sets the deadlines. Our job is to meet them.
Settlement agents in Western Australia have to be licensed, and they work under a code of conduct set by the state. That is us. It also means we are upfront about our limits: we are not lawyers, and we will say when a question should go to one.
Craigie is a fair way from Myaree, but home appointments can often be arranged. Ring to check availability, or we can run it by phone.

Reading the title on a Craigie property
Craigie is a settled, established suburb: older brick-and-tile homes, plenty of blocks split into duplex or triplex sites, and villa and townhouse complexes. Lots of those are strata or survey-strata, which changes what needs doing.
- Duplex and triplex sites can carry easements for shared services
- Villa and townhouse complexes are usually strata, so the strata information needs to come in early
- Subdivided rear lots often share a driveway, which shows up on the title
- Lodgement with Landgate through electronic settlement
- Regular updates so you are not left wondering where things are at

What happens between the Craigie contract and the keys
Settlement is not quite the end of a Craigie sale. Afterwards the change of ownership needs to reach the council and the Water Corporation, along with the State Revenue side, so future accounts go to the right person.
We look after those notifications as part of the job and confirm with you once settlement is through, so you can collect or hand over the keys.
Settlements we handle for Craigie property
Most of our Craigie work is straightforward home sales and purchases, but not all of it:
- Survivorship applications when a joint owner has passed away
- Transfers under court orders following a separation
- Title searches
- Lodgement of documents with Landgate
- Green title and strata title subdivision settlements
- Transfer duty arranged through State Revenue Online as part of the settlement
- Settlements for houses, duplexes, townhouses and villa strata, for buyers and sellers
For the conveyancing side of a local sale, see Craigie conveyancing. Buying? Start for purchasers. Selling? Start for sellers.
Craigie settlement agent questions
Can you give me legal advice about my contract?
We are settlement agents, not lawyers. If your Craigie contract raises something that needs legal advice, we will tell you and recommend you speak to a lawyer.
Who chooses the settlement agent?
You do. Buyers and sellers are each entitled to appoint a settlement agent or lawyer of their choice, and to change at any time. You do not have to use the one suggested by the real estate agent.
Can one settlement agent act for both the buyer and seller?
Only if both parties are given a written disclosure and consent. Many Craigie buyers and sellers prefer to have their own settlement agent.
Is Craigie too far for a home visit?
Not necessarily. Visits out to Craigie can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
