Booragoon Settlement Agent

Settlement agents in Booragoon, explained simply

Booragoon is about 2 km east of our Myaree office. As part of Perth’s southern suburbs it sees its share of sales every year, and every one of them needs someone to handle the title, the figures and the settlement itself.

Settlement agents in Western Australia have to be licensed, and they work under a code of conduct set by the state. That is us. It also means we are upfront about our limits: we are not lawyers, and we will say when a question should go to one.

Being this close to the office means we can usually come to you to sign documents, weekends included. Or keep it all to phone and email if that suits you better.

What we see in Booragoon settlements

Booragoon is a settled, established suburb: older brick-and-tile homes, plenty of blocks split into duplex or triplex sites, and villa and townhouse complexes. Lots of those are strata or survey-strata, which changes what needs doing.

  • Long-held homes sometimes need a survivorship application before they can be sold
  • If there is a tenant, the contract needs to deal with that
  • Duplex and triplex sites can carry easements for shared services
  • Rates, water and any strata levies adjusted so each side pays only their share
  • A settlement statement that sets out the final figures before the day

What to expect along the way in Booragoon

Most delays on a Booragoon settlement come from the same few places: bank documents signed late, strata information arriving slowly, or a special condition nobody followed up. We chase all three from day one.

The contract sets the settlement date and there can be penalties for missing it, so if anything changes on your side, tell us early and we will work out the options.

Settlements we handle for Booragoon property

Most of our Booragoon work is straightforward home sales and purchases, but not all of it:

  • Strata settlements, including strata information and levy adjustments
  • Private sales, where there is no real estate agent involved
  • Survivorship applications when a joint owner has passed away
  • Transfers under court orders following a separation
  • Title searches
  • Lodgement of documents with Landgate
  • Green title and strata title subdivision settlements

Booragoon settlement agent questions

Can one settlement agent act for both the buyer and seller?

Only if both parties are given a written disclosure and consent. Many Booragoon buyers and sellers prefer to have their own settlement agent.

What are adjustments?

Rates, water and strata levies are often paid ahead. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on. It is all set out in your settlement statement.

I am buying a strata property in Booragoon. What is different?

Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.

Will my settlement agent come out to Booragoon?

In most cases, yes. Booragoon is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
