Your Bertram Settlement Agent
Getting your Bertram property settled
Sitting roughly 25 km south of our Myaree office, Bertram is part of Perth’s southern suburbs. An accepted offer feels like the finish line, but for the conveyancing it is really the starting gun.
A quick bit of WA background: here the people who handle conveyancing are licensed settlement agents (also known as conveyancers) or lawyers. Jacaranda Settlements is a licensed settlement agent. Where your situation calls for legal advice, we will recommend you get it rather than guess.
Bertram is a fair way from Myaree, but home appointments can often be arranged. Ring to check availability, or we can run it by phone.

Why Bertram sales are not all the same
A lot of Bertram property is newly built or still being built, which brings off-the-plan contracts, sunset clauses and titles that are not issued yet into the picture.
- Deposits on off-the-plan purchases should be held in a trust account until settlement
- Land and building contracts are separate documents with separate timelines
- First home buyer duty concessions may apply, depending on eligibility under RevenueWA’s rules
- Rates, water and any strata levies adjusted so each side pays only their share
- A settlement statement that sets out the final figures before the day
Neighbouring suburbs we cover include settlement agent Parmelia, Kwinana Town Centre, Orelia, The Spectacles and Casuarina.
Inside a Bertram conveyancing file
Property settlements are a target for payment redirection scams, where someone hacks or copies an email account and sends you new bank details. On a Bertram sale or purchase, the rule is simple: confirm any bank details by calling a number you already know, never one in the email.
We will never change our bank details by email. If you get a message that says otherwise, ring us on 6266 6961 before you do anything.

Common questions about Bertram settlements
I am buying a strata property in Bertram. What is different?
Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.
When is transfer duty paid?
Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Bertram settlement.
The owner has died and the property was held as joint tenants. What happens?
The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.
Is Bertram too far for a home visit?
Not necessarily. Visits out to Bertram can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
