Property Settlements in Sawyers Valley

A licensed settlement agent for Sawyers Valley property

Part of the Perth Hills, Sawyers Valley sits roughly 35 km east of the Perth CBD. Every settlement runs to a date in the contract, and everything between signing and that date has to be organised by someone.

Our office is roughly 39 km to the south-west, so we run these settlements by phone and email rather than in person. Give us a call and we will explain how it works.

Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Sawyers Valley. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

Why these settlements are not all the same

Hills property is different to the coastal plain, and the differences show up on the title. Blocks in and around Sawyers Valley are typically larger and treed, often with sheds, workshops, water tanks or other structures added over the years.

For a buyer, the practical consequence is that more of the pre-settlement work in Sawyers Valley is about the land itself: what is registered on the title, what the shire has recorded, and whether the structures on the property match the approvals held for it.

So the sequence matters here. Title first, then the shire and Water Corporation enquiries, then the questions that only come up once you can see what is actually registered. Rushing that order is how a problem surfaces in the last week instead of the first.

Locally, that translates into work like:

  • shire rates and emergency services levy adjustments at settlement
  • properties on onsite wastewater rather than a scheme sewer connection
  • transfers where the land is bush-adjacent and the title carries bushfire-related notifications
  • title searches on larger and irregular parcels, including access and rights of carriageway
  • easements, encumbrances and notifications registered against hills titles

Neighbouring areas we work in include Mount Helena settlements, Mundaring, Stoneville, Mahogany Creek and Parkerville.

The work behind a settlement that runs on time

A settlement agent takes over once the offer is accepted and carries the transaction through to registration. Searching the title and any restrictions on it, arranging for anything that should not stay on the title to be removed, obtaining rates, water and levy figures, preparing the settlement statement and the transfer, attending to duty, completing settlement and notifying the authorities afterwards, all sit with us rather than with you.

If settlement is going to be late, the contract usually has something to say about it, including interest. Telling us early gives us room to sort it out; telling us on the day does not.

The one thing we ask is that you come back to us quickly when we need something. Everything else, including settlement itself, is handled at our end.

More than a standard transfer

Licensed for all aspects of conveyancing in WA, the work we take on includes:

If what you need is not on that list, ask anyway. Most property questions have a straightforward answer, and it costs nothing to find out.

How we look after clients further out

Being roughly 39 km from our Myaree office does not put a Sawyers Valley settlement out of reach. We handle these transactions by phone, email and electronic signing: the documents come to you, we explain them on a call, and you sign without needing to drive anywhere.

Because settlements in Western Australia are completed electronically, there is nothing for you to attend on the day either. We will confirm it with you as soon as it is done. Call Shelley on 0428 336 878 to discuss the timing and what your property needs.

We offer cost-effective and stress-free settlement

Common questions from clients

The property has sheds and outbuildings. Does that affect settlement?

It can. Structures added over the years do not always have approvals recorded for them, and it is far better to establish that during the contract period than after settlement. We raise the enquiries as part of the process.

How long does settlement take?

The settlement date is set in the contract rather than by us, and in Western Australia it is commonly somewhere between 30 and 60 days from an accepted offer. We work backwards from that date, and we will tell you early if anything threatens it.

Can I use a settlement agent if there is no real estate agent involved?

Yes. Private sales are common and we handle them regularly. Without an agent in the middle, having the contract and the paperwork done properly matters more, not less.

Don’t have time to get to an office?

Our services include Sawyers Valley home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.

Get your settlement moving

Talk to us before you sign your Sawyers Valley contract, not after. A quick conversation about the contract and the property is free, and it often saves a great deal of trouble later.
