Property Settlements in Pickering Brook
Settlement for homes, land and strata
Located roughly 35 km east of the Perth CBD, Pickering Brook forms part of the Perth Hills. Every settlement runs to a date in the contract, and everything between signing and that date has to be organised by someone.
Our office is roughly 36 km to the west, so we run these settlements by phone and email rather than in person. Give us a call and we will explain how it works.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Pickering Brook. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

The local detail behind your settlement
Properties in and near Pickering Brook tend to sit on larger, bush-adjacent parcels, and titles in hills areas commonly carry more on them than a suburban block does.
Because of that, we take more time over the searches on a Pickering Brook transfer. Not everything on a hills title is a problem, but the ones that are tend to be much cheaper to deal with before settlement than after.
None of it is difficult when it is done in the right order and early enough. The properties that cause trouble are almost always the ones where nobody looked at the title until settlement week.
Locally, that translates into work like:
- shire rates and emergency services levy adjustments at settlement
- properties on onsite wastewater rather than a scheme sewer connection
- transfers where the land is bush-adjacent and the title carries bushfire-related notifications
- title searches on larger and irregular parcels, including access and rights of carriageway
- easements, encumbrances and notifications registered against hills titles
Neighbouring areas we work in include conveyancing in Reservoir, Canning Mills, Hacketts Gully, Bickley and Walliston.
The settlement process, step by step
There is a reason people do not do their own conveyancing, and it is not the difficulty of any single step. We check the title and anything registered on it, deal with the council, Water Corporation and any strata company, complete the verification of identity requirements, prepare and lodge the transfer, arrange transfer duty through State Revenue Online, produce the settlement statement, settle, and notify the authorities of the change of ownership.
Sellers need to complete a verification of identity check before a transfer can be registered. It is quick, but it has to be done by someone authorised, and leaving it to the last week creates unnecessary pressure.
The one thing we ask is that you come back to us quickly when we need something. Everything else, including settlement itself, is handled at our end.
How we can help with your property
Licensed for all aspects of conveyancing in WA, the work we take on includes:
- Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
- Buying – Everything from the accepted offer through to registration of your name on the title.
- Application by survivorship – Transferring a property into the surviving owner’s name.
- Court order transfers – Transfers arising from a separation or family court order.
- Transfer duty through State Revenue Online – We arrange stamping, so duty does not need to be paid before settlement.
Every one of these is quoted before we start, so you know the cost before you commit to anything.
Settling Pickering Brook property without the drive
We are in Myaree, roughly roughly 36 km from Pickering Brook, and we settle property across Western Australia rather than only in our own corner of it. Settlement is completed electronically, so nobody attends in person and the distance makes no difference to the outcome. If you would like to talk it through before committing, call Shelley on 0428 336 878 and we will explain the process for your situation.

Your questions answered
The property has sheds and outbuildings. Does that affect settlement?
It can. Structures added over the years do not always have approvals recorded for them, and it is far better to establish that during the contract period than after settlement. We raise the enquiries as part of the process.
What happens if the other side is not ready on settlement day?
It happens, and the contract usually deals with it, including interest for the delay. The important thing is that you tell us as soon as you know, because a problem raised early can normally be worked around.
Can I use a settlement agent if there is no real estate agent involved?
Yes. Private sales are common and we handle them regularly. Without an agent in the middle, having the contract and the paperwork done properly matters more, not less.
Don’t have time to get to an office?
Our services include Pickering Brook home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
