Orelia Settlement Agent

Conveyancing and settlement for property owners

Orelia lies roughly 30 km south of the Perth CBD, within Perth’s southern suburbs. An accepted offer in Orelia is the start of the settlement process, not the end of it, and the weeks that follow are where the detail matters.

We are in Myaree, roughly 22 km to the north. Call us to arrange a home appointment, or we can run the settlement by phone and email start to finish.

Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Orelia. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

Orelia property and the paperwork that comes with it

In Orelia the settlement calendar is often driven by the developer and the builder rather than by the parties, which is worth understanding before you sign.

That has a direct effect on timing. Where a contract is conditional on titles issuing, the settlement date is set by when the plan is registered and the title is created, not by a date in the contract, and that date can move. We track it, keep your lender informed and give you as much notice as we can.

Practically, that means we keep an eye on the plan and the title rather than waiting to be told, keep your lender informed so finance does not lapse, and give you realistic notice rather than optimistic notice about when settlement is likely to happen.

The work that comes across our desk most often here:

  • vacant land purchases where the title has not yet issued
  • house-and-land contracts and the timing between land settlement and build start
  • new-lot titles created from a deposited or survey-strata plan
  • first home buyer duty concessions and grant timing, confirmed with RevenueWA
  • developer covenants and design guidelines noted against the land

The same applies in the surrounding suburbs: Parmelia, Kwinana Town Centre, Medina, The Spectacles and Bertram.

What happens between offer and settlement day

Conveyancing is the work of transferring ownership properly, and most of it is invisible to the parties. We check the title and anything registered on it, deal with the council, Water Corporation and any strata company, complete the verification of identity requirements, prepare and lodge the transfer, arrange transfer duty through State Revenue Online, produce the settlement statement, settle, and notify the authorities of the change of ownership.

The dates that catch people out are usually not the settlement date. Finance and building inspection conditions have their own deadlines earlier in the contract, and missing one of those causes far more trouble than anything that happens in the final week.

Settlement in WA is now conducted electronically, which means no one drives across town with bank cheques. We complete it online and let you know the moment it is through.

What else we do

We are licensed for every part of conveyancing in WA. The services clients ask for most:

  • Vacant land settlements – Land purchases and sales, including contracts that are conditional on the title issuing.
  • Home settlements – Transfers of established houses, duplexes, townhouses and villa strata, for buyers and for sellers.
  • Buying – Everything from the accepted offer through to registration of your name on the title.
  • Transfer duty through State Revenue Online – We arrange stamping, so duty does not need to be paid before settlement.
  • Strata settlements – Apartments, villas and survey-strata lots, including strata information and levy adjustments.

Shelley handles these personally rather than passing them down a chain, which is why clients tend to deal with the same voice from start to finish.

Handled remotely, start to finish

Orelia is roughly 22 km from our Myaree office, which is comfortably within reach for a home appointment. We can come to you, including on weekends, to sign documentation and complete the verification of identity check that sellers need.

Just as often, clients here prefer to do the whole thing by phone and email, and that works perfectly well. Documents can be sent, explained over the phone and signed electronically, and settlement itself is completed online, so there is nothing to attend. Whichever suits you better, call Shelley on 0428 336 878 and we will set it up.

We offer cost-effective and stress-free settlement

Frequently asked questions

I am buying land in Orelia and the title has not issued yet. What happens?

Settlement is triggered by the title issuing rather than by a fixed date, so the timing is driven by when the plan is registered. We monitor it, keep your lender in the loop and give you as much notice as we can once a date firms up.

Who tells the council and Water Corporation about the change of ownership?

We do, as part of the settlement. You do not need to contact them yourself, although you will want to arrange your own connections for power, gas and internet.

Can I use a settlement agent if there is no real estate agent involved?

Yes. Private sales are common and we handle them regularly. Without an agent in the middle, having the contract and the paperwork done properly matters more, not less.

Don’t have time to get to an office?

Our services include Orelia home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.

Let us get your settlement underway

Talk to us before you sign your Orelia contract, not after. A quick conversation about the contract and the property is free, and it often saves a great deal of trouble later.
