A licensed settlement agent for Mount Magnet
Mount Magnet is one of the main centres of the Mid West, roughly 480 km north-east of our Myaree office. We are a Perth-based settlement agent and we settle properties right across WA, so a Mount Magnet sale or purchase is something we can take on from start to finish.
In Western Australia, conveyancing is carried out by licensed settlement agents, sometimes called conveyancers, or by lawyers. We are a licensed real estate settlement agent. We are not lawyers, so if something in your contract needs legal advice we will say so and suggest you speak to one.
Working with a Perth settlement agent from Mount Magnet is straightforward: phone and email for the paperwork, and settlement itself happens online. Call 0428 336 878 to discuss your property.

What is behind a Mount Magnet sale
The Mount Magnet area takes in town blocks, older cottages and larger pastoral and mining country. Some land in WA is held under Crown lease rather than ordinary freehold, so the first thing we do is confirm exactly what kind of title you are dealing with.
- Contracts are not always on standard residential terms, so get legal advice on anything unclear
- Some land in WA is held under Crown lease rather than freehold, so the title is checked first
- Water, power and access arrangements on remote properties should be clear in the contract
- A settlement statement that sets out the final figures before the day
- Lodgement with Landgate through electronic settlement

How the Mount Magnet paperwork comes together
Before your Mount Magnet purchase goes unconditional, check what the contract actually says. If you are borrowing, the finance clause on the offer and acceptance needs to be ticked. Consumer Protection also suggests buyers of established homes consider a timber pest inspection and a matching special condition.
We are not lawyers and we will not tell you what to put in your contract. If you are unsure what a condition means, get legal advice before you sign. Once it is signed, we take it from there.

Questions Mount Magnet clients ask their settlement agent
When is transfer duty paid?
Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Mount Magnet settlement.
The owner has died and the property was held as joint tenants. What happens?
The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.
Someone emailed new bank details for my settlement. What should I do?
Stop and call. Confirm the details using a phone number you already know, not one in the email. We never change our bank details by email.
Do I need to come to Perth to sign anything?
No. For a Mount Magnet property we send you the documents and talk you through them by phone. Settlement itself is electronic, so nobody needs to attend.
