Melaleuca Settlement Agent
Your settlement, handled from offer to keys
Melaleuca lies roughly 25 km north of the Perth CBD, within Perth’s northern suburbs. An accepted offer in Melaleuca is the start of the settlement process, not the end of it, and the weeks that follow are where the detail matters.
At roughly 38 km to the north of our Myaree office, these settlements are run remotely, over the phone and by email. Call us to discuss what suits you.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Melaleuca. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

How local property shapes the settlement process
Newer areas like Melaleuca generate a different kind of settlement work, because the land is often being sold before the title exists rather than after.
That has a direct effect on timing. Where a contract is conditional on titles issuing, the settlement date is set by when the plan is registered and the title is created, not by a date in the contract, and that date can move. We track it, keep your lender informed and give you as much notice as we can.
Practically, that means we keep an eye on the plan and the title rather than waiting to be told, keep your lender informed so finance does not lapse, and give you realistic notice rather than optimistic notice about when settlement is likely to happen.
The work that comes across our desk most often here:
- vacant land purchases where the title has not yet issued
- house-and-land contracts and the timing between land settlement and build start
- new-lot titles created from a deposited or survey-strata plan
- first home buyer duty concessions and grant timing, confirmed with RevenueWA
- developer covenants and design guidelines noted against the land
We also act for buyers and sellers nearby in settlement agent Bullsbrook, Lexia, Cullacabardee, Ellenbrook and Whiteman.
Behind the scenes of your settlement
Conveyancing is the work of transferring ownership properly, and most of it is invisible to the parties. We search the certificate of title and check what is registered against it, raise enquiries with the local shire or council, Water Corporation and any strata company, prepare and lodge the transfer documents, attend to transfer duty through State Revenue Online, calculate the adjustments so rates, water and levies are shared fairly to the day, and complete settlement electronically.
The dates that catch people out are usually not the settlement date. Finance and building inspection conditions have their own deadlines earlier in the contract, and missing one of those causes far more trouble than anything that happens in the final week.
Because settlements are completed electronically in WA, where you live in relation to our office makes no difference to how your settlement is handled.

Working with us from Melaleuca
Melaleuca is roughly 38 km from our Myaree office, so we look after clients here remotely, and it works well. Documents are sent to you, explained over the phone, and signed electronically. Verification of identity can be completed without a trip to an office, and we will tell you exactly what is needed.
Settlement itself is completed electronically in Western Australia, so there is nothing to attend on the day and no need for anyone to travel. Distance genuinely does not change the service, only the way we get the paperwork to you. Call Shelley on 0428 336 878 and we will talk through how it would work for your property.
We offer cost-effective and stress-free settlement
We are licensed in all aspects of conveyancing in Western Australia. Other services that we offer:
What buyers and sellers ask us most
I am buying land in Melaleuca and the title has not issued yet. What happens?
Settlement is triggered by the title issuing rather than by a fixed date, so the timing is driven by when the plan is registered. We monitor it, keep your lender in the loop and give you as much notice as we can once a date firms up.
Do I have to attend settlement?
No. Settlements in Western Australia are completed electronically, so neither buyers nor sellers attend in person. We complete it online and confirm it with you as soon as it is done.
Can I use a settlement agent if there is no real estate agent involved?
Yes. Private sales are common and we handle them regularly. Without an agent in the middle, having the contract and the paperwork done properly matters more, not less.
Don’t have time to get to an office?
Our services include Melaleuca home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
