Who does what once your offer is accepted
Conveyancing is the work of transferring ownership properly, and most of it is invisible to the parties. We check the title and anything registered on it, deal with the council, Water Corporation and any strata company, complete the verification of identity requirements, prepare and lodge the transfer, arrange transfer duty through State Revenue Online, produce the settlement statement, settle, and notify the authorities of the change of ownership.
Where a strata company is involved, request the information the day the contract is signed. It comes from a third party, it takes as long as it takes, and it is the most common cause of a late settlement.

Can you tell me what is registered against a property before I make an offer?
Yes. A title search is inexpensive and quick, and it will show ownership, encumbrances and any notifications. It is a sensible first step if anything about the property is unclear.
When do I need to appoint a settlement agent?
As soon as your offer is accepted, and ideally before. The earlier we have the contract, the sooner we can order searches and raise enquiries, which is where the time goes.
Do I pay transfer duty before settlement?
Not with us. We arrange stamping through State Revenue Online, so duty is dealt with as part of the settlement rather than needing to be paid beforehand.
Don’t have time to get to an office?
