Settlement Agent Mahogany Creek

Your settlement, handled from offer to keys

Located roughly 25 km east of the Perth CBD, Mahogany Creek forms part of the Perth Hills. Once an offer on a Mahogany Creek property is accepted, the transaction moves from the real estate agent to a settlement agent, and that is where we come in.

From Myaree it is roughly 34 km to Mahogany Creek, so we can either come to you or handle the signing by phone, email and electronic signature.

Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Mahogany Creek. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

The local detail behind your settlement

Hills property is different to the coastal plain, and the differences show up on the title. Blocks in and around Mahogany Creek are typically larger and treed, often with sheds, workshops, water tanks or other structures added over the years.

Because of that, we take more time over the searches on a Mahogany Creek transfer. Not everything on a hills title is a problem, but the ones that are tend to be much cheaper to deal with before settlement than after.

Settlements we regularly handle around here include:

  • transfers where the land is bush-adjacent and the title carries bushfire-related notifications
  • title searches on larger and irregular parcels, including access and rights of carriageway
  • easements, encumbrances and notifications registered against hills titles
  • checking that sheds, workshops and other structures line up with the approvals held
  • shire rates and emergency services levy adjustments at settlement

None of it is difficult when it is done in the right order and early enough. The properties that cause trouble are almost always the ones where nobody looked at the title until settlement week.

The same applies in the surrounding suburbs: Glen Forrest settlements, Mundaring, Sawyers Valley, Parkerville and Darlington.

Who does what once your offer is accepted

Once a contract is signed, a series of searches, enquiries and payments have to happen in the right order. We check the title and anything registered on it, deal with the council, Water Corporation and any strata company, complete the verification of identity requirements, prepare and lodge the transfer, arrange transfer duty through State Revenue Online, produce the settlement statement, settle, and notify the authorities of the change of ownership.

Where a strata company is involved, request the information the day the contract is signed. It comes from a third party, it takes as long as it takes, and it is the most common cause of a late settlement.

Because settlements are completed electronically in WA, where you live in relation to our office makes no difference to how your settlement is handled.

Settlement services we provide

We are licensed for every part of conveyancing in WA. The services clients ask for most:

  • Home settlements – Transfers of established houses, duplexes, townhouses and villa strata, for buyers and for sellers.
  • Title searches – Shelley can search a title and explain what is registered against it before you commit.
  • Vacant land settlements – Land purchases and sales, including contracts that are conditional on the title issuing.
  • Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
  • Buying – Everything from the accepted offer through to registration of your name on the title.

If what you need is not on that list, ask anyway. Most property questions have a straightforward answer, and it costs nothing to find out.

Distance is not a problem

We are based in Myaree, roughly 34 km from Mahogany Creek. For clients here we are happy to come out for a home appointment, including on weekends, or to run the whole settlement remotely, whichever fits your week better.

Working remotely does not change the service. Documents are sent and explained by phone, signing is done electronically, and settlement in Western Australia is completed online, so nobody attends in person. Give Shelley a call on 0428 336 878 to discuss it.

Common questions from clients

The property has sheds and outbuildings. Does that affect settlement?

It can. Structures added over the years do not always have approvals recorded for them, and it is far better to establish that during the contract period than after settlement. We raise the enquiries as part of the process.

Can you act for me if I am selling and buying at the same time?

Yes, and it is common. Where a sale and a purchase are linked, the two settlements need to be coordinated carefully, which is easier when one agent is running both.

Do I have to attend settlement?

No. Settlements in Western Australia are completed electronically, so neither buyers nor sellers attend in person. We complete it online and confirm it with you as soon as it is done.

Don’t have time to get to an office?

Our services include Mahogany Creek home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
