Settlement Agent Lesmurdie
Your settlement, handled from offer to keys
Located roughly 20 km east of the Perth CBD, Lesmurdie forms part of the Perth Hills. Once an offer on a Lesmurdie property is accepted, the transaction moves from the real estate agent to a settlement agent, and that is where we come in.
From Myaree it is roughly 21 km to Lesmurdie, so we can either come to you or handle the signing by phone, email and electronic signature.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Lesmurdie. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

The local detail behind your settlement
Hills property is different to the coastal plain, and the differences show up on the title. Blocks in and around Lesmurdie are typically larger and treed, often with sheds, workshops, water tanks or other structures added over the years.
Because of that, we take more time over the searches on a Lesmurdie transfer. Not everything on a hills title is a problem, but the ones that are tend to be much cheaper to deal with before settlement than after.
Settlements we regularly handle around here include:
- transfers where the land is bush-adjacent and the title carries bushfire-related notifications
- title searches on larger and irregular parcels, including access and rights of carriageway
- easements, encumbrances and notifications registered against hills titles
- checking that sheds, workshops and other structures line up with the approvals held
- shire rates and emergency services levy adjustments at settlement
None of it is difficult when it is done in the right order and early enough. The properties that cause trouble are almost always the ones where nobody looked at the title until settlement week.
We settle property across this pocket of Perth, including Wattle Grove settlements, Carmel, Forrestfield, Kalamunda and Walliston.
Who does what once your offer is accepted
There is a reason people do not do their own conveyancing, and it is not the difficulty of any single step. We search the certificate of title and check what is registered against it, raise enquiries with the local shire or council, Water Corporation and any strata company, prepare and lodge the transfer documents, attend to transfer duty through State Revenue Online, calculate the adjustments so rates, water and levies are shared fairly to the day, and complete settlement electronically.
Sellers need to complete a verification of identity check before a transfer can be registered. It is quick, but it has to be done by someone authorised, and leaving it to the last week creates unnecessary pressure.
You will not need to attend settlement. It is completed electronically, which is now the standard process in Western Australia, and we confirm the outcome with you straight away.
Settlement services we provide
Licensed for all aspects of conveyancing in WA, the work we take on includes:
- Lodgement at Landgate – Preparation and lodgement of documents for registration.
- Home settlements – Transfers of established houses, duplexes, townhouses and villa strata, for buyers and for sellers.
- Title searches – Shelley can search a title and explain what is registered against it before you commit.
- Vacant land settlements – Land purchases and sales, including contracts that are conditional on the title issuing.
- Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
- Buying – Everything from the accepted offer through to registration of your name on the title.
- Application by survivorship – Transferring a property into the surviving owner’s name.
If what you need is not on that list, ask anyway. Most property questions have a straightforward answer, and it costs nothing to find out.
Distance is not a problem
We are based in Myaree, roughly 21 km from Lesmurdie. For clients here we are happy to come out for a home appointment, including on weekends, or to run the whole settlement remotely, whichever fits your week better.
Working remotely does not change the service. Documents are sent and explained by phone, signing is done electronically, and settlement in Western Australia is completed online, so nobody attends in person. Give Shelley a call on 0428 336 878 to discuss it.

Common questions from clients
The property has sheds and outbuildings. Does that affect settlement?
It can. Structures added over the years do not always have approvals recorded for them, and it is far better to establish that during the contract period than after settlement. We raise the enquiries as part of the process.
When do I need to appoint a settlement agent?
As soon as your offer is accepted, and ideally before. The earlier we have the contract, the sooner we can order searches and raise enquiries, which is where the time goes.
Do I have to attend settlement?
No. Settlements in Western Australia are completed electronically, so neither buyers nor sellers attend in person. We complete it online and confirm it with you as soon as it is done.
Don’t have time to get to an office?
Our services include Lesmurdie home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
