Keralup Settlement Agent

Conveyancing and settlement for property owners

Keralup sits within Perth’s southern suburbs, roughly 55 km south of the Perth CBD. An accepted offer in Keralup is the start of the settlement process, not the end of it, and the weeks that follow are where the detail matters.

At roughly 46 km to the south of our Myaree office, these settlements are run remotely, over the phone and by email. Call us to discuss what suits you.

Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Keralup. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

Keralup: the local factors we check early

In Keralup the settlement calendar is often driven by the developer and the builder rather than by the parties, which is worth understanding before you sign.

It also changes what we check. A new lot means confirming the plan has been registered and the title has issued in the correct name, that the developer’s requirements have been satisfied and that any design covenants noted against the land are understood by the buyer before settlement.

The rest is the standard sequence: searches, council and Water Corporation enquiries, duty through State Revenue Online, settlement figures and settlement itself, all prepared so that when the title does issue, nothing is holding things up.

The work that comes across our desk most often here:

  • vacant land purchases where the title has not yet issued
  • house-and-land contracts and the timing between land settlement and build start
  • new-lot titles created from a deposited or survey-strata plan
  • first home buyer duty concessions and grant timing, confirmed with RevenueWA
  • developer covenants and design guidelines noted against the land

We also act for buyers and sellers nearby in Karnup, Golden Bay, Secret Harbour, Singleton and Port Kennedy.

The paperwork, explained

Most of what a settlement agent does happens quietly in the background, which is exactly how it should feel. That means searching the title and any restrictions on it, arranging for anything that should not remain on the title to be removed, obtaining rates, water and strata figures, preparing the settlement statement and transfer documents, arranging duty, completing settlement and notifying the authorities of the change of ownership.

Sellers need to complete a verification of identity check before a transfer can be registered. It is quick, but it has to be done by someone authorised, and leaving it to the last week creates unnecessary pressure.

You will not need to attend settlement. It is completed electronically, which is now the standard process in Western Australia, and we confirm the outcome with you straight away.

What else we do

The services we are asked for most, in and beyond the standard transfer:

  • Transfer duty through State Revenue Online – We arrange stamping, so duty does not need to be paid before settlement.
  • Strata settlements – Apartments, villas and survey-strata lots, including strata information and levy adjustments.
  • Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
  • Title searches – Shelley can search a title and explain what is registered against it before you commit.
  • Private sales – Where there is no agent involved, we handle the transaction between the parties.

Shelley handles these personally rather than passing them down a chain, which is why clients tend to deal with the same voice from start to finish.

Handled remotely, start to finish

We are in Myaree, roughly roughly 46 km from Keralup, and we settle property across Western Australia rather than only in our own corner of it. For clients out this way that means everything is done by phone, email and electronic document signing, with verification of identity arranged in a way that does not require an office visit.

Settlement is completed electronically, so nobody attends in person and the distance makes no difference to the outcome. If you would like to talk it through before committing, call Shelley on 0428 336 878 and we will explain the process for your situation.

We offer cost-effective and stress-free settlement

We are licensed in all aspects of conveyancing in Western Australia. Other services that we offer:

Frequently asked questions

I am buying land in Keralup and the title has not issued yet. What happens?

Settlement is triggered by the title issuing rather than by a fixed date, so the timing is driven by when the plan is registered. We monitor it, keep your lender in the loop and give you as much notice as we can once a date firms up.

What happens if the other side is not ready on settlement day?

It happens, and the contract usually deals with it, including interest for the delay. The important thing is that you tell us as soon as you know, because a problem raised early can normally be worked around.

Can I use a settlement agent if there is no real estate agent involved?

Yes. Private sales are common and we handle them regularly. Without an agent in the middle, having the contract and the paperwork done properly matters more, not less.

Don’t have time to get to an office?

Our services include Keralup home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.

Let us get your settlement underway

Talk to us before you sign your Keralup contract, not after. A quick conversation about the contract and the property is free, and it often saves a great deal of trouble later.
