Your Settlement Agent in Karawara
From offer to settlement day
Karawara sits within Perth’s southern suburbs, about 7 km south of the Perth CBD. The settlement side of a sale is unglamorous, deadline-driven work, and it is what Jacaranda Settlements does every day.
We are based in Myaree, about 7 km to the south-west, and home appointments are part of the service.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Karawara. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

Karawara: the local factors we check early
In Karawara, two properties in the same street can settle very differently depending on whether there is a strata company involved.
In this part of Perth we are most often dealing with:
- established green-title homes with older notifications on the title
- investment properties sold with tenants in place
- strata company information, certificates and by-laws
- adjusting strata levies and identifying any special levy
- off-the-plan and staged-completion apartment purchases
The consequence for buyers in Karawara is that the paperwork tells you what living there will cost and what you are allowed to do. Levies, planned works and by-law restrictions on things like pets, parking or short-stay letting are all worth reading before the contract becomes unconditional.
Everything else is routine: title search, council and Water Corporation enquiries, duty through State Revenue Online, settlement figures, then settlement itself. Done in the right order, it is unremarkable, which is the point.
We also act for buyers and sellers nearby in Waterford, Manning, Como, Salter Point and Kensington.
The paperwork, explained
There is a reason people do not do their own conveyancing, and it is not the difficulty of any single step. We check the title and anything registered on it, deal with the council, Water Corporation and any strata company, complete the verification of identity requirements, prepare and lodge the transfer, arrange transfer duty through State Revenue Online, produce the settlement statement, settle, and notify the authorities of the change of ownership.
Sellers need to complete a verification of identity check before a transfer can be registered. It is quick, but it has to be done by someone authorised, and leaving it to the last week creates unnecessary pressure.
You will not need to attend settlement. It is completed electronically, which is now the standard process in Western Australia, and we confirm the outcome with you straight away.
Settlement and conveyancing services
The services we are asked for most, in and beyond the standard transfer:
- Court order transfers – Transfers arising from a separation or family court order.
- Lodgement at Landgate – Preparation and lodgement of documents for registration.
- Strata settlements – Apartments, villas and survey-strata lots, including strata information and levy adjustments.
- Home settlements – Transfers of established houses, duplexes, townhouses and villa strata, for buyers and for sellers.
- Buying – Everything from the accepted offer through to registration of your name on the title.
- Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
Shelley handles these personally rather than passing them down a chain, which is why clients tend to deal with the same voice from start to finish.

Quick answers for buyers and sellers
I am buying a strata property. What is different?
A strata purchase brings in a third party. We obtain the strata company information, check the levies and any special levy that has been struck, look at the by-laws and adjust the levies at settlement. Because that information comes from the strata company, we request it the day the contract is signed.
What happens if the other side is not ready on settlement day?
It happens, and the contract usually deals with it, including interest for the delay. The important thing is that you tell us as soon as you know, because a problem raised early can normally be worked around.
Who tells the council and Water Corporation about the change of ownership?
We do, as part of the settlement. You do not need to contact them yourself, although you will want to arrange your own connections for power, gas and internet.
Don’t have time to get to an office?
Our services include Karawara home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
