Settlement Agents for Jindalee Buyers and Sellers
Settlement agents for buyers and sellers
Located roughly 35 km north-west of the Perth CBD, Jindalee forms part of Perth’s northern suburbs. When a property goes under offer, someone has to search the title, deal with the rates and water, arrange duty and get the transfer registered. That is our job.
At roughly 45 km to the north of our Myaree office, these settlements are run remotely, over the phone and by email. Call us to discuss what suits you.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Jindalee. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

The local detail behind your settlement
Around Jindalee, contracts frequently involve new lots, recently created titles or land where the deposited plan is still working its way through, and that changes how settlement dates behave.
Typical local settlements look like this:
- house-and-land contracts and the timing between land settlement and build start
- new-lot titles created from a deposited or survey-strata plan
- first home buyer duty concessions and grant timing, confirmed with RevenueWA
- developer covenants and design guidelines noted against the land
- keeping finance approval valid while titles are pending
It also changes what we check. A new lot means confirming the plan has been registered and the title has issued in the correct name, that the developer’s requirements have been satisfied and that any design covenants noted against the land are understood by the buyer before settlement.
The rest is the standard sequence: searches, council and Water Corporation enquiries, duty through State Revenue Online, settlement figures and settlement itself, all prepared so that when the title does issue, nothing is holding things up.
We also act for buyers and sellers nearby in conveyancing in Butler, Quinns Rocks, Alkimos, Ridgewood and Sinagra.
The settlement process, step by step
Settlement is a process with a fixed date and a lot of moving parts. We search the certificate of title and check what is registered against it, raise enquiries with the local shire or council, Water Corporation and any strata company, prepare and lodge the transfer documents, attend to transfer duty through State Revenue Online, calculate the adjustments so rates, water and levies are shared fairly to the day, and complete settlement electronically.
Sellers need to complete a verification of identity check before a transfer can be registered. It is quick, but it has to be done by someone authorised, and leaving it to the last week creates unnecessary pressure.
Because settlements are completed electronically in WA, where you live in relation to our office makes no difference to how your settlement is handled.

Settling a property from anywhere in WA
We are in Myaree, roughly roughly 45 km from Jindalee, and we settle property across Western Australia rather than only in our own corner of it. For clients out this way that means everything is done by phone, email and electronic document signing, with verification of identity arranged in a way that does not require an office visit.
Settlement is completed electronically, so nobody attends in person and the distance makes no difference to the outcome. If you would like to talk it through before committing, call Shelley on 0428 336 878 and we will explain the process for your situation.
We offer cost-effective and stress-free settlement
We are licensed in all aspects of conveyancing in Western Australia. Other services that we offer:
Your questions answered
I am buying land in Jindalee and the title has not issued yet. What happens?
Settlement is triggered by the title issuing rather than by a fixed date, so the timing is driven by when the plan is registered. We monitor it, keep your lender in the loop and give you as much notice as we can once a date firms up.
Can I use a settlement agent if there is no real estate agent involved?
Yes. Private sales are common and we handle them regularly. Without an agent in the middle, having the contract and the paperwork done properly matters more, not less.
Can you act for me if I am selling and buying at the same time?
Yes, and it is common. Where a sale and a purchase are linked, the two settlements need to be coordinated carefully, which is easier when one agent is running both.
Don’t have time to get to an office?
Our services include Jindalee home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
Ready to get started?
We offer a personalised service designed to keep your Jindalee settlement cost effective and free of surprises. Ask us for a quote before you commit to anything, and we will explain what is involved for your particular property.
