Once a contract is signed, a series of searches, enquiries and payments have to happen in the right order. Searching the title and any restrictions on it, arranging for anything that should not stay on the title to be removed, obtaining rates, water and levy figures, preparing the settlement statement and the transfer, attending to duty, completing settlement and notifying the authorities afterwards, all sit with us rather than with you.

If settlement is going to be late, the contract usually has something to say about it, including interest. Telling us early gives us room to sort it out; telling us on the day does not.

Common questions from clients

Can you tell me what is registered against a property before I make an offer?

Yes. A title search is inexpensive and quick, and it will show ownership, encumbrances and any notifications. It is a sensible first step if anything about the property is unclear.

How long does settlement take?

The settlement date is set in the contract rather than by us, and in Western Australia it is commonly somewhere between 30 and 60 days from an accepted offer. We work backwards from that date, and we will tell you early if anything threatens it.

Can you act for me if I am selling and buying at the same time?

Yes, and it is common. Where a sale and a purchase are linked, the two settlements need to be coordinated carefully, which is easier when one agent is running both.

Don’t have time to get to an office?
