Eden Hill Settlement Agent and Conveyancer
What happens after your offer is accepted
Eden Hill sits within Perth’s northern suburbs, roughly 10 km north-east of the Perth CBD. Buying or selling property is straightforward when the paperwork is handled properly, and stressful when it is not.
Our office is roughly 20 km to the south-west. Home appointments are usually workable, and remote settlements are just as straightforward.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Eden Hill. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

Eden Hill: the local factors we check early
Property in Eden Hill is typically an established home on a suburban lot, so settlements here usually turn on getting the standard checks done properly and on time rather than on unusual title issues.
Where a Eden Hill property has been created out of a larger block, the settlement involves the newer lot’s own title and any shared arrangements that came with the subdivision, such as a common driveway or shared services. Those are easy to deal with when identified early.
Around here that usually means:
- villa and townhouse strata settlements, including levy adjustments
- rates, water and levy adjustments calculated to the settlement date
- older titles carrying notifications or encumbrances worth explaining before settlement
- subdivided lots being sold individually
- established green-title transfers
So we front-load the work. Searches and enquiries go out as soon as we have the contract, which leaves room to deal with anything unexpected long before settlement day.
Neighbouring areas we work in include Bayswater, Bassendean, Morley, Noranda and Embleton.
Where settlements come unstuck, and how we prevent it
Settlement is a process with a fixed date and a lot of moving parts. That means searching the title and any restrictions on it, arranging for anything that should not remain on the title to be removed, obtaining rates, water and strata figures, preparing the settlement statement and transfer documents, arranging duty, completing settlement and notifying the authorities of the change of ownership.
Sellers need to complete a verification of identity check before a transfer can be registered. It is quick, but it has to be done by someone authorised, and leaving it to the last week creates unnecessary pressure.
You will not need to attend settlement. It is completed electronically, which is now the standard process in Western Australia, and we confirm the outcome with you straight away.
Every part of the transfer, covered
We are licensed for every part of conveyancing in WA. The services clients ask for most:
- Court order transfers – Transfers arising from a separation or family court order.
- Home settlements – Transfers of established houses, duplexes, townhouses and villa strata, for buyers and for sellers.
- Strata settlements – Apartments, villas and survey-strata lots, including strata information and levy adjustments.
- Green title and strata title subdivision – Settlements on newly created lots, including subdivision work.
- Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
- Buying – Everything from the accepted offer through to registration of your name on the title.
- Title searches – Shelley can search a title and explain what is registered against it before you commit.
Not sure which of these applies to your situation? Call and describe the property, and we will tell you what is involved.
You do not need to attend settlement
We are based in Myaree, roughly 20 km from Eden Hill. For clients here we are happy to come out for a home appointment, including on weekends, or to run the whole settlement remotely, whichever fits your week better.
Working remotely does not change the service. Documents are sent and explained by phone, signing is done electronically, and settlement in Western Australia is completed online, so nobody attends in person. Give Shelley a call on 0428 336 878 to discuss it.
We offer cost-effective and stress-free settlement

Questions we are asked most
The property is a rear survey-strata lot. Is that different to a normal transfer?
Slightly. A survey-strata lot has its own title, and there are often shared arrangements from the subdivision, such as a common driveway or shared services. We identify those and explain them before settlement.
What happens if the other side is not ready on settlement day?
It happens, and the contract usually deals with it, including interest for the delay. The important thing is that you tell us as soon as you know, because a problem raised early can normally be worked around.
Do I have to attend settlement?
No. Settlements in Western Australia are completed electronically, so neither buyers nor sellers attend in person. We complete it online and confirm it with you as soon as it is done.
Don’t have time to get to an office?
Our services include Eden Hill home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
