Dumbleyung settlements without the jargon

From our Myaree office, Dumbleyung is roughly 230 km south-east. That distance makes very little difference to a settlement these days, and we handle Dumbleyung properties without anyone needing to come to Perth.

WA does things slightly differently to the eastern states. Conveyancing here is done by licensed settlement agents or by lawyers, and settlement agents work under the Settlement Agents Act 1981 and a code of conduct. We are licensed, and we will tell you when a question is really one for a lawyer.

Distance makes very little difference to a settlement these days. We can handle it by phone and email, so give us a call on 0428 336 878 to discuss your sale or purchase.

Dumbleyung homes, land and rural property

Around Dumbleyung a property sale might be a townsite home, a vacant lot or a farm. Each settles differently, so the first job is confirming exactly what is being sold and on which titles.

  • Townsite blocks and rural land settle differently, so we confirm which you have first
  • Zoning and land use are questions for the shire, best asked before you sign
  • Get your accountant involved early on any farm sale with tax questions
  • Lodgement with Landgate through electronic settlement
  • Regular updates so you are not left wondering where things are at

The Dumbleyung settlement timeline

When you buy in Dumbleyung, your deposit is normally held in a trust account until settlement rather than going straight to the seller. Settlement agents in WA must keep client money in a statutory trust account, and those accounts have to be audited.

At settlement the deposit and the balance of the price go to the seller, less anything owed to their bank, and we confirm the numbers with you before the day.

Settlement agent FAQs for Dumbleyung

I am buying a strata property in Dumbleyung. What is different?

Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.

When is transfer duty paid?

Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Dumbleyung settlement.

The owner has died and the property was held as joint tenants. What happens?

The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.

Is settling a regional Dumbleyung property any different?

The steps are the same as anywhere in WA. The main difference is that we work by phone and email, and if the land is held under something other than ordinary freehold, we check that first.
