What a settlement agent actually does
Conveyancing is the work of transferring ownership properly, and most of it is invisible to the parties. That means searching the title and any restrictions on it, arranging for anything that should not remain on the title to be removed, obtaining rates, water and strata figures, preparing the settlement statement and transfer documents, arranging duty, completing settlement and notifying the authorities of the change of ownership.

Are strata levies adjusted at settlement?
Yes. Levies, along with council rates and water, are apportioned to the settlement date, so each party pays for the period they own the property. It appears on the settlement statement and we go through it with you.
Do I have to attend settlement?
No. Settlements in Western Australia are completed electronically, so neither buyers nor sellers attend in person. We complete it online and confirm it with you as soon as it is done.
Can I use a settlement agent if there is no real estate agent involved?
Yes. Private sales are common and we handle them regularly. Without an agent in the middle, having the contract and the paperwork done properly matters more, not less.
