Settlement Agents for Canning Mills Buyers and Sellers

The settlement side of buying or selling

Located roughly 25 km south-east of the Perth CBD, Canning Mills forms part of the Perth Hills. When a property goes under offer, someone has to search the title, deal with the rates and water, arrange duty and get the transfer registered. That is our job.

From Myaree it is roughly 27 km to Canning Mills, so we can either come to you or handle the signing by phone, email and electronic signature.

Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Canning Mills. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

Canning Mills in practice: the settlement work we do here

Hills property is different to the coastal plain, and the differences show up on the title. Blocks in and around Canning Mills are typically larger and treed, often with sheds, workshops, water tanks or other structures added over the years.

Typical local settlements look like this:

  • easements, encumbrances and notifications registered against hills titles
  • checking that sheds, workshops and other structures line up with the approvals held
  • shire rates and emergency services levy adjustments at settlement
  • properties on onsite wastewater rather than a scheme sewer connection
  • transfers where the land is bush-adjacent and the title carries bushfire-related notifications

Because of that, we take more time over the searches on a Canning Mills transfer. Not everything on a hills title is a problem, but the ones that are tend to be much cheaper to deal with before settlement than after.

None of it is difficult when it is done in the right order and early enough. The properties that cause trouble are almost always the ones where nobody looked at the title until settlement week.

We settle property across this pocket of Perth, including Carmel settlements, Walliston, Bickley, Pickering Brook and Lesmurdie.

The settlement process, step by step

Conveyancing is the work of transferring ownership properly, and most of it is invisible to the parties. The list is long: title searches, enquiries to the council and Water Corporation, strata information where relevant, verification of identity, preparation of the transfer, duty assessment, settlement figures, settlement itself, then notification to the authorities and registration at Landgate.

Where a strata company is involved, request the information the day the contract is signed. It comes from a third party, it takes as long as it takes, and it is the most common cause of a late settlement.

Because settlements are completed electronically in WA, where you live in relation to our office makes no difference to how your settlement is handled.

Our conveyancing services

Not every transaction is a straightforward house sale, so we cover the rest of it too:

  • Title searches – Shelley can search a title and explain what is registered against it before you commit.
  • Vacant land settlements – Land purchases and sales, including contracts that are conditional on the title issuing.
  • Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
  • Buying – Everything from the accepted offer through to registration of your name on the title.
  • Application by survivorship – Transferring a property into the surviving owner’s name.
  • Court order transfers – Transfers arising from a separation or family court order.

Every one of these is quoted before we start, so you know the cost before you commit to anything.

The distance does not change the service

We are based in Myaree, roughly 27 km from Canning Mills. For clients here we are happy to come out for a home appointment, including on weekends, or to run the whole settlement remotely, whichever fits your week better.

Working remotely does not change the service. Documents are sent and explained by phone, signing is done electronically, and settlement in Western Australia is completed online, so nobody attends in person. Give Shelley a call on 0428 336 878 to discuss it.

We offer cost-effective and stress-free settlement

We are licensed in all aspects of conveyancing in Western Australia. Other services that we offer:

Your questions answered

The property has sheds and outbuildings. Does that affect settlement?

It can. Structures added over the years do not always have approvals recorded for them, and it is far better to establish that during the contract period than after settlement. We raise the enquiries as part of the process.

When do I need to appoint a settlement agent?

As soon as your offer is accepted, and ideally before. The earlier we have the contract, the sooner we can order searches and raise enquiries, which is where the time goes.

Can you act for me if I am selling and buying at the same time?

Yes, and it is common. Where a sale and a purchase are linked, the two settlements need to be coordinated carefully, which is easier when one agent is running both.

Don’t have time to get to an office?

Our services include Canning Mills home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
