Belhus Settlement Agent
Conveyancing and settlement for property owners
Belhus sits within the Swan Valley, roughly 25 km north-east of the Perth CBD. An accepted offer in Belhus is the start of the settlement process, not the end of it, and the weeks that follow are where the detail matters.
Our Myaree office is roughly 34 km to the south-west. A home appointment is usually possible, and the whole settlement can just as easily be done remotely.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Belhus. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

Belhus: the local factors we check early
In the Belhus area, a property transfer can involve more than a house and a garden, and the extra elements are worth identifying before the contract is signed rather than after.
For sellers around Belhus, it pays to have the title checked at the point of listing. Where something needs correcting, doing it while the property is on the market is far less pressured than doing it against a settlement date.
We would rather ask an awkward question in week one than explain an awkward answer in the final week, so the enquiries go out as soon as we have the contract.
The work that comes across our desk most often here:
- larger parcels, sometimes more than one lot on a single title
- water supply arrangements, including bores, tanks and licences
- sheds, outbuildings and structures added over time
- duty and GST treatment where land has been used for a business or production
- easements, access arrangements and boundary questions on rural-residential blocks
We also act for buyers and sellers nearby in Upper Swan, Aveley, Baskerville, The Vines and Millendon.
The paperwork, explained
Most of what a settlement agent does happens quietly in the background, which is exactly how it should feel. We search the certificate of title and check what is registered against it, raise enquiries with the local shire or council, Water Corporation and any strata company, prepare and lodge the transfer documents, attend to transfer duty through State Revenue Online, calculate the adjustments so rates, water and levies are shared fairly to the day, and complete settlement electronically.
Sellers need to complete a verification of identity check before a transfer can be registered. It is quick, but it has to be done by someone authorised, and leaving it to the last week creates unnecessary pressure.
Electronic settlement is now the standard process in Western Australia, so nobody has to physically attend a settlement any more. It happens online, and we confirm it with you as soon as it is done.
What else we do
We are licensed for every part of conveyancing in WA. The services clients ask for most:
- Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
- Buying – Everything from the accepted offer through to registration of your name on the title.
- Private sales – Where there is no agent involved, we handle the transaction between the parties.
- Transfer duty through State Revenue Online – We arrange stamping, so duty does not need to be paid before settlement.
- Application by survivorship – Transferring a property into the surviving owner’s name.
Shelley handles these personally rather than passing them down a chain, which is why clients tend to deal with the same voice from start to finish.
Handled remotely, start to finish
We are based in Myaree, roughly 34 km from Belhus. For clients here we are happy to come out for a home appointment, including on weekends, or to run the whole settlement remotely, whichever fits your week better.
Working remotely does not change the service. Documents are sent and explained by phone, signing is done electronically, and settlement in Western Australia is completed online, so nobody attends in person. Give Shelley a call on 0428 336 878 to discuss it.
We offer cost-effective and stress-free settlement

Frequently asked questions
I am buying acreage near Belhus. Is settlement different?
The principles are the same, but there is more to check. Water supply arrangements, easements and access, outbuildings, and how the land has been used all need looking at, and where a property has been used commercially the duty and GST position can differ.
When do I need to appoint a settlement agent?
As soon as your offer is accepted, and ideally before. The earlier we have the contract, the sooner we can order searches and raise enquiries, which is where the time goes.
Can I use a settlement agent if there is no real estate agent involved?
Yes. Private sales are common and we handle them regularly. Without an agent in the middle, having the contract and the paperwork done properly matters more, not less.
Don’t have time to get to an office?
Our services include Belhus home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
Let us get your settlement underway
Talk to us before you sign your Belhus contract, not after. A quick conversation about the contract and the property is free, and it often saves a great deal of trouble later.
