Property Settlements in Balga
A licensed settlement agent for Balga property
Part of Perth’s northern suburbs, Balga sits roughly 10 km north of the Perth CBD. Every settlement runs to a date in the contract, and everything between signing and that date has to be organised by someone.
From Myaree it is roughly 20 km to Balga, so we can either come to you or handle the signing by phone, email and electronic signature.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Balga. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

Why these settlements are not all the same
Balga is an established Perth suburb, and its settlement work reflects that: mostly straightforward transfers of established homes, with subdivision and rear-lot activity in the pockets where blocks allow it.
In practice, most Balga settlements come down to doing the routine work well: searching the title, checking for anything registered against it, obtaining the rates, water and any strata figures, arranging duty and having everything ready before settlement day rather than on it.
None of this is complicated, but all of it is time sensitive. Most settlements that run late do so because something was requested a fortnight later than it should have been, not because the transaction was difficult.
Locally, that translates into work like:
- rates, water and levy adjustments calculated to the settlement date
- older titles carrying notifications or encumbrances worth explaining before settlement
- subdivided lots being sold individually
- established green-title transfers
- survey-strata rear lots and shared driveway arrangements
We settle property across this pocket of Perth, including Westminster settlements, Hamersley, Balcatta, Mirrabooka and Nollamara.
The work behind a settlement that runs on time
Once a contract is signed, a series of searches, enquiries and payments have to happen in the right order. We check the title and anything registered on it, deal with the council, Water Corporation and any strata company, complete the verification of identity requirements, prepare and lodge the transfer, arrange transfer duty through State Revenue Online, produce the settlement statement, settle, and notify the authorities of the change of ownership.
If settlement is going to be late, the contract usually has something to say about it, including interest. Telling us early gives us room to sort it out; telling us on the day does not.
You will not need to attend settlement. It is completed electronically, which is now the standard process in Western Australia, and we confirm the outcome with you straight away.
More than a standard transfer
Licensed for all aspects of conveyancing in WA, the work we take on includes:
- Home settlements – Transfers of established houses, duplexes, townhouses and villa strata, for buyers and for sellers.
- Strata settlements – Apartments, villas and survey-strata lots, including strata information and levy adjustments.
- Green title and strata title subdivision – Settlements on newly created lots, including subdivision work.
- Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
- Buying – Everything from the accepted offer through to registration of your name on the title.
If what you need is not on that list, ask anyway. Most property questions have a straightforward answer, and it costs nothing to find out.
How we look after clients further out
From our Myaree office it is about roughly 20 km to Balga, so a home appointment is usually straightforward to arrange, weekends included. That covers signing the documentation and the verification of identity check required of sellers.
If it is easier, the entire settlement can be handled remotely instead, by phone, email and electronic signing, with nothing for you to attend on settlement day. Call Shelley on 0428 336 878 to talk through which works better for you.
We offer cost-effective and stress-free settlement

Quick answers before you call
Can you tell me what is registered against a property before I make an offer?
Yes. A title search is inexpensive and quick, and it will show ownership, encumbrances and any notifications. It is a sensible first step if anything about the property is unclear.
How long does settlement take?
The settlement date is set in the contract rather than by us, and in Western Australia it is commonly somewhere between 30 and 60 days from an accepted offer. We work backwards from that date, and we will tell you early if anything threatens it.
When do I need to appoint a settlement agent?
As soon as your offer is accepted, and ideally before. The earlier we have the contract, the sooner we can order searches and raise enquiries, which is where the time goes.
Don’t have time to get to an office?
Our services include Balga home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
