What your Australind settlement agent does

From our Myaree office, Australind is roughly 140 km south, out in WA’s South West. That distance makes very little difference to a settlement these days, and we handle Harvey-area properties without anyone needing to come to Perth.

WA does things slightly differently to the eastern states. Conveyancing here is done by licensed settlement agents or by lawyers, and settlement agents work under the Settlement Agents Act 1981 and a code of conduct. We are licensed, and we will tell you when a question is really one for a lawyer.

Distance makes very little difference to a settlement these days. We can handle it by phone and email, so give us a call on 0428 336 878 to discuss your sale or purchase.

The Australind property mix, from a settlement agent's desk

The Harvey area has a bit of everything: town blocks, holiday homes, units near the water and rural acreage further out. A strata unit in town and a farm on the edge of Australind are both settlements, just very different ones.

  • Holiday homes with a tenant or letting arrangement need that dealt with in the contract
  • Rural blocks on the edge of town can sit across more than one title
  • Older town lots that have been subdivided often have shared driveways or easements
  • Lodgement with Landgate through electronic settlement
  • Regular updates so you are not left wondering where things are at

Australind settlement, step by step

One thing that confuses a lot of Australind buyers and sellers is adjustments. Council rates, water and strata levies are often paid ahead for a period. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on.

Those figures all come together in the settlement statement, which you see before the day. If something looks off, ask us. We would rather explain it twice than have you sign something you do not follow.

Settlement agent FAQs for Australind

Will I get a quote before I commit?

Yes. Settlement agents must give you a written costs disclosure before they are appointed. Request a quote and we will set it out for your Australind property.

Is conveyancing the same as settlement in WA?

Pretty much. In WA the work is usually called settlement and is done by licensed settlement agents, who are also known as conveyancers, or by lawyers. We are a licensed settlement agent handling Australind property.

Do I have to attend settlement?

No. Transfers and mortgages in WA generally have to be lodged electronically, so settlement is completed online and you do not need to attend. We let you know once your Australind settlement has gone through.

Do I need to come to Perth to sign anything?

No. For a Australind property we send you the documents and talk you through them by phone. Settlement itself is electronic, so nobody needs to attend.
