Located roughly 25 km south of the Perth CBD, Aubin Grove forms part of Perth’s southern suburbs. Every settlement runs to a date in the contract, and everything between signing and that date has to be organised by someone.

Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Aubin Grove. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

Aubin Grove in practice: the settlement work we do here
Aubin Grove is on Perth’s growing edge, where a meaningful share of transactions are vacant land, house-and-land packages and homes only a few years old rather than long-established properties.
It also changes what we check. A new lot means confirming the plan has been registered and the title has issued in the correct name, that the developer’s requirements have been satisfied and that any design covenants noted against the land are understood by the buyer before settlement.
The rest is the standard sequence: searches, council and Water Corporation enquiries, duty through State Revenue Online, settlement figures and settlement itself, all prepared so that when the title does issue, nothing is holding things up.
Locally, that translates into work like:
- first home buyer duty concessions and grant timing, confirmed with RevenueWA
- developer covenants and design guidelines noted against the land
- keeping finance approval valid while titles are pending
- vacant land purchases where the title has not yet issued
- house-and-land contracts and the timing between land settlement and build start
We settle property across this pocket of Perth, including Banjup settlements, Hammond Park, Atwell, Success and Wattleup.
The settlement process, step by step
The job of a settlement agent is to transfer ownership of the property and to make sure nothing is missed on the way. We check the title and anything registered on it, deal with the council, Water Corporation and any strata company, complete the verification of identity requirements, prepare and lodge the transfer, arrange transfer duty through State Revenue Online, produce the settlement statement, settle, and notify the authorities of the change of ownership.
Where a strata company is involved, request the information the day the contract is signed. It comes from a third party, it takes as long as it takes, and it is the most common cause of a late settlement.
You will not need to attend settlement. It is completed electronically, which is now the standard process in Western Australia, and we confirm the outcome with you straight away.
How we can help with your property
Licensed for all aspects of conveyancing in WA, the work we take on includes:
- Title searches – Shelley can search a title and explain what is registered against it before you commit.
- Private sales – Where there is no agent involved, we handle the transaction between the parties.
- Lodgement at Landgate – Preparation and lodgement of documents for registration.
- Vacant land settlements – Land purchases and sales, including contracts that are conditional on the title issuing.
- Home settlements – Transfers of established houses, duplexes, townhouses and villa strata, for buyers and for sellers.
Every one of these is quoted before we start, so you know the cost before you commit to anything.

Your questions answered
Am I eligible for first home buyer concessions?
That depends on the property, the price and your circumstances, and the rules are set by RevenueWA rather than by us. Tell us what you are buying and we will point you to the current position rather than quoting figures that change.
When do I need to appoint a settlement agent?
As soon as your offer is accepted, and ideally before. The earlier we have the contract, the sooner we can order searches and raise enquiries, which is where the time goes.
How long does settlement take?
The settlement date is set in the contract rather than by us, and in Western Australia it is commonly somewhere between 30 and 60 days from an accepted offer. We work backwards from that date, and we will tell you early if anything threatens it.
Don’t have time to get to an office?
Our services include Aubin Grove home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
