Yanchep Settlement Agent and Conveyancer
Who handles the paperwork on a property transfer
Yanchep lies roughly 50 km north-west of the Perth CBD, within Perth’s northern suburbs. Buying or selling property is straightforward when the paperwork is handled properly, and stressful when it is not.
At roughly 57 km to the north of our Myaree office, these settlements are run remotely, over the phone and by email. Call us to discuss what suits you.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Yanchep. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

How local property shapes the settlement process
Newer areas like Yanchep generate a different kind of settlement work, because the land is often being sold before the title exists rather than after.
That has a direct effect on timing. Where a contract is conditional on titles issuing, the settlement date is set by when the plan is registered and the title is created, not by a date in the contract, and that date can move. We track it, keep your lender informed and give you as much notice as we can.
Around here that usually means:
- beachside apartments and villas where strata by-laws cover short-stay letting
- vacant land purchases where the title has not yet issued
- house-and-land contracts and the timing between land settlement and build start
- new-lot titles created from a deposited or survey-strata plan
- first home buyer duty concessions and grant timing, confirmed with RevenueWA
Practically, that means we keep an eye on the plan and the title rather than waiting to be told, keep your lender informed so finance does not lapse, and give you realistic notice rather than optimistic notice about when settlement is likely to happen.
We also act for buyers and sellers nearby in settlement agent Eglinton, Two Rocks, Carabooda, Alkimos and Butler.
What happens between offer and settlement day
Most of what a settlement agent does happens quietly in the background, which is exactly how it should feel. The list is long: title searches, enquiries to the council and Water Corporation, strata information where relevant, verification of identity, preparation of the transfer, duty assessment, settlement figures, settlement itself, then notification to the authorities and registration at Landgate.
Rates, water and strata levies are adjusted at settlement, so a buyer reimburses the seller for the portion of the year already paid. It surprises people, so we set it out clearly in the settlement statement rather than leaving it as a line item.
Because settlements are completed electronically in WA, where you live in relation to our office makes no difference to how your settlement is handled.

How it works when you are further out
Yanchep is roughly 57 km from our Myaree office, so we look after clients here remotely, and it works well. Documents are sent to you, explained over the phone, and signed electronically. Verification of identity can be completed without a trip to an office, and we will tell you exactly what is needed.
Settlement itself is completed electronically in Western Australia, so there is nothing to attend on the day and no need for anyone to travel. Distance genuinely does not change the service, only the way we get the paperwork to you. Call Shelley on 0428 336 878 and we will talk through how it would work for your property.
We offer cost-effective and stress-free settlement

Quick answers for buyers and sellers
I am buying land in Yanchep and the title has not issued yet. What happens?
Settlement is triggered by the title issuing rather than by a fixed date, so the timing is driven by when the plan is registered. We monitor it, keep your lender in the loop and give you as much notice as we can once a date firms up.
Do I have to attend settlement?
No. Settlements in Western Australia are completed electronically, so neither buyers nor sellers attend in person. We complete it online and confirm it with you as soon as it is done.
How long does settlement take?
The settlement date is set in the contract rather than by us, and in Western Australia it is commonly somewhere between 30 and 60 days from an accepted offer. We work backwards from that date, and we will tell you early if anything threatens it.
Don’t have time to get to an office?
Our services include Yanchep home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
