A licensed settlement agent for Scaddan
We settle properties all over Western Australia, and Scaddan in the Esperance area is no exception. It is roughly 570 km east of our Myaree office, and everything can be handled by phone, email and electronic settlement.
In Western Australia, conveyancing is carried out by licensed settlement agents, sometimes called conveyancers, or by lawyers. We are a licensed real estate settlement agent. We are not lawyers, so if something in your contract needs legal advice we will say so and suggest you speak to one.
Working with a Perth settlement agent from Scaddan is straightforward: phone and email for the paperwork, and settlement itself happens online. Call 0428 336 878 to discuss your property.

What is behind a Scaddan sale
The Esperance area has a bit of everything: town blocks, holiday homes, units near the water and rural acreage further out. A strata unit in town and a farm on the edge of Scaddan are both settlements, just very different ones.
- Older town lots that have been subdivided often have shared driveways or easements
- Large amounts moving at settlement are exactly what payment redirection scammers target, so bank details get confirmed by phone
- Units and townhouses near the water are usually strata, so the strata company’s information needs to come in early
- Strata information requested as soon as the contract is signed
- Title searched and any issues raised early, not the week before settlement
Also in the area: Gibson, Grass Patch, Dalyup and Monjingup.
How the Scaddan paperwork comes together
Before your Scaddan purchase goes unconditional, check what the contract actually says. If you are borrowing, the finance clause on the offer and acceptance needs to be ticked. Consumer Protection also suggests buyers of established homes consider a timber pest inspection and a matching special condition.
We are not lawyers and we will not tell you what to put in your contract. If you are unsure what a condition means, get legal advice before you sign. Once it is signed, we take it from there.

Questions Scaddan clients ask their settlement agent
I am buying vacant land off the plan in Scaddan. When does it settle?
Off-the-plan land can only settle after its certificate of title is issued. Check the sunset clause in your contract, and make sure your deposit is held in a trust account.
Someone emailed new bank details for my settlement. What should I do?
Stop and call. Confirm the details using a phone number you already know, not one in the email. We never change our bank details by email.
Will I get a quote before I commit?
Yes. Settlement agents must give you a written costs disclosure before they are appointed. Request a quote and we will set it out for your Scaddan property.
Do I need to come to Perth to sign anything?
No. For a Scaddan property we send you the documents and talk you through them by phone. Settlement itself is electronic, so nobody needs to attend.
