Settlement Agents for Chidlow Buyers and Sellers
Settlement agents for buyers and sellers
Located roughly 40 km east of the Perth CBD, Chidlow forms part of the Perth Hills. When a property goes under offer, someone has to search the title, deal with the rates and water, arrange duty and get the transfer registered. That is our job.
With roughly 48 km between Chidlow and our Myaree office, everything is handled remotely: documents by email, explanations by phone, signing electronically. Call us to talk it through.
Buying or selling a house is a lengthy and complex process and obtaining professional advice will help ensure your smooth and successful property settlement in Chidlow. The main job of a settlement agent is to transfer the ownership of the property and depending on whether you are buying or selling has various different components.

The local detail behind your settlement
Properties in and near Chidlow tend to sit on larger, bush-adjacent parcels, and titles in hills areas commonly carry more on them than a suburban block does.
Typical local settlements look like this:
- easements, encumbrances and notifications registered against hills titles
- checking that sheds, workshops and other structures line up with the approvals held
- shire rates and emergency services levy adjustments at settlement
- properties on onsite wastewater rather than a scheme sewer connection
- transfers where the land is bush-adjacent and the title carries bushfire-related notifications
Because of that, we take more time over the searches on a Chidlow transfer. Not everything on a hills title is a problem, but the ones that are tend to be much cheaper to deal with before settlement than after.
None of it is difficult when it is done in the right order and early enough. The properties that cause trouble are almost always the ones where nobody looked at the title until settlement week.
We settle property across this pocket of Perth, including conveyancing in Beechina, Mount Helena, The Lakes, Wooroloo and Swan View.
Who does what once your offer is accepted
A settlement agent takes over once the offer is accepted and carries the transaction through to registration. We check the title and anything registered on it, deal with the council, Water Corporation and any strata company, complete the verification of identity requirements, prepare and lodge the transfer, arrange transfer duty through State Revenue Online, produce the settlement statement, settle, and notify the authorities of the change of ownership.
Where a strata company is involved, request the information the day the contract is signed. It comes from a third party, it takes as long as it takes, and it is the most common cause of a late settlement.
The one thing we ask is that you come back to us quickly when we need something. Everything else, including settlement itself, is handled at our end.
Conveyancing services, start to finish
Jacaranda Settlements is licensed in all aspects of conveyancing in Western Australia. That covers:
- Title searches – Shelley can search a title and explain what is registered against it before you commit.
- Vacant land settlements – Land purchases and sales, including contracts that are conditional on the title issuing.
- Selling – Private homes, commercial property and deceased estates, with documents signed at a time that suits you.
- Buying – Everything from the accepted offer through to registration of your name on the title.
- Application by survivorship – Transferring a property into the surviving owner’s name.
- Court order transfers – Transfers arising from a separation or family court order.
If what you need is not on that list, ask anyway. Most property questions have a straightforward answer, and it costs nothing to find out.
Settling a property from anywhere in WA
We are in Myaree, roughly roughly 48 km from Chidlow, and we settle property across Western Australia rather than only in our own corner of it. For clients out this way that means everything is done by phone, email and electronic document signing, with verification of identity arranged in a way that does not require an office visit.
Settlement is completed electronically, so nobody attends in person and the distance makes no difference to the outcome. If you would like to talk it through before committing, call Shelley on 0428 336 878 and we will explain the process for your situation.
We offer cost-effective and stress-free settlement

Quick answers before you call
The property has sheds and outbuildings. Does that affect settlement?
It can. Structures added over the years do not always have approvals recorded for them, and it is far better to establish that during the contract period than after settlement. We raise the enquiries as part of the process.
What happens if the other side is not ready on settlement day?
It happens, and the contract usually deals with it, including interest for the delay. The important thing is that you tell us as soon as you know, because a problem raised early can normally be worked around.
Can you act for me if I am selling and buying at the same time?
Yes, and it is common. Where a sale and a purchase are linked, the two settlements need to be coordinated carefully, which is easier when one agent is running both.
Don’t have time to get to an office?
Our services include Chidlow home appointments, including weekends to sign confusing documentation and to conduct a verification of identity check for sellers to avoid going to Australia post. However, we are also able to work remotely to do all this over the phone or in person.
Ready to get started?
Not sure what your Chidlow settlement will involve or cost? Ask. We would rather answer questions before you sign than after, and a quote costs nothing.
